About This Listing

At a Glance

Sumadhura Panorama is a villa plot community by Sumadhura Group in Devanahalli, North Bengaluru, about 10 minutes from Kempegowda International Airport. The masterplan covers 100+ acres. Phase 1 is 539 plots on about 49 acres, and Phase 2 adds about 34 acres. The standard plot sizes are 1,200 to 2,400 sq ft, with a few custom plots above 3,000 sq ft.

The layout is BIAAPA-sanctioned and both phases are registered with Karnataka RERA: Phase 1 under PRM/KA/RERA/1250/303/PR/220125/007412, with completion declared for 31 December 2027, and Phase 2 under PRM/KA/RERA/1250/303/PR/150626/008723. The clubhouse is about 45,000 sq ft.

Sumadhura publishes no price for Sumadhura Panorama, and no khata type or plot facings. We haven’t filled those gaps with portal figures. There’s a button below to get a written price for a named plot. Our own arithmetic: 539 plots on about 49 acres is roughly 11 plots an acre, which leaves room for roads, parks and civic sites.

Sumadhura Panorama: Project Overview

Sumadhura Panorama is Sumadhura’s first plotted development. Until now the group has built apartments, such as Sumadhura Edition in Whitefield. At Sumadhura Panorama you buy serviced land in a gated layout and build your own villa.

The Sumadhura Panorama theme is South Indian. The layout is split into five zones, each drawing on the architecture of one state: Karnataka, Kerala, Tamil Nadu, Andhra Pradesh and Telangana. Sumadhura’s examples include Hoysala-style stonework and Chettinad details. The 2025 launch release also ties the design to the Pancha Bhutas, the five elements.

Where Sumadhura Panorama actually is

The developer places Sumadhura Panorama near the Bengaluru Airport toll gate, on the NH 44 side of Devanahalli in Bengaluru Rural district. The Phase 2 launch release puts it on NH 44 and near the Satellite Town Ring Road. A summary of the Phase 2 filing gives survey numbers 8/2, 8/3, 8/4 and 8/5 in Sanna Amanikere village, Kasaba Hobli, Devanahalli 562110. That comes from a single source, so match it with the RERA record.

Ask for the Sumadhura Panorama survey number of your phase anyway. Devanahalli covers a lot of ground, and the airport-toll side and the town side are different places to live.

The Sumadhura Panorama layout plan

The K-RERA record for Sumadhura Panorama Phase 1 lists three civic amenity sites (about 10,087 sq m), three parks and open spaces (about 19,996 sq m) and about 64,634 sq m of roads. For Phase 2, a summary of the filing gives about 16.5 acres of open space, roughly 49% of the layout, plus 18 m and 12 m internal roads. Get the BIAAPA-sanctioned plan from K-RERA and find your plot on it. If the brochure and the sanctioned plan differ, the sanctioned plan is the one that counts.

Who Sumadhura Panorama Suits

It works if

You work at the airport, in aerospace or logistics, or in the Devanahalli business parks, and you want to build a house rather than rent a flat. Few gated, RERA-registered plot layouts sit as close to the terminal as Sumadhura Panorama.

Sumadhura Panorama also works if you want control. You choose the plan, the floors and the garden, within BIAAPA’s zoning rules and the airport height limits. NRIs planning a home in Bengaluru are a natural fit, and Sumadhura says it has an NRI desk for power of attorney and remittances.

And it works for long holders. If you’re fine owning land for several years before you build, a branded, approved layout is a better asset to hold than a revenue-site plot.

It doesn’t work if

You need to move in soon. Sumadhura Panorama Phase 1 development is declared complete only in December 2027, and after that you still need building plan approval and a year or more of construction.

It also doesn’t work if you want rental income. An empty plot earns nothing, and you pay layout maintenance either way.

And if you’d rather not manage architects and contractors, an apartment is the simpler purchase. Our comparison of villa plots vs apartments near Kempegowda Airport works through this.

About the Developer

Sumadhura Group has built in Bengaluru and Hyderabad for close to three decades. Its Phase 2 launch release says it has delivered 56+ projects covering more than 17 million sq ft. The Phase 1 promoter on K-RERA is Sumadhura Realty, a partnership firm. Phase 2 is reported under a different promoter entity, so check the name on your phase’s certificate.

Sumadhura Panorama is the group’s first plotted project. That cuts both ways: there’s a strong apartment record to look at, but no finished Sumadhura plot layout to walk.

The practical check: walk a completed Sumadhura apartment project that has been lived in for a few years. Look at the roads, drains, landscaping and clubhouse after real use. They’re the same kinds of works a plotted layout depends on. Then ask who will maintain the Sumadhura Panorama roads, STP and water system after handover, and get the answer in writing.

Sumadhura Panorama Price

Sumadhura hasn’t published a price list for Sumadhura Panorama. Its own page sends pricing questions to the sales team. The table shows this.

Check price for Sumadhura Panorama

We will ask Sumadhura for a written price against a named plot, with its dimensions, facing and road width, and send you the full cost sheet.

What is being reported, and why we did not put it in the table

Portals and channel-partner pages quote per-sq-ft rates for Sumadhura Panorama, but they don’t agree with each other, and none of them comes from Sumadhura. So none of them belongs next to a RERA number.

What will set the price of your plot: its size, east or north facing, a corner position, the width of the road in front, a park view, the phase you buy in, and the developer charges on top (development, clubhouse membership, legal, maintenance deposit). Ask for each of these as a separate line on your Sumadhura Panorama cost sheet.

What You’ll Actually Pay

We can’t give you an all-in figure for Sumadhura Panorama when no price has been published. What we can give you is the rates, worked on a round illustrative figure so you can see how they add up.

Worked on an illustrative ₹1 Cr deed value. This is not a Sumadhura price
Devanahalli is outside BBMP limits, so we’ve used the 3% surcharge. Land itself attracts no GST.
Deed value (illustrative)₹1,00,00,000
Stamp duty at 5%₹5,00,000
Cess at 10% of stamp duty₹50,000
Surcharge at 3% of stamp duty₹15,000
Registration at 2%₹2,00,000
All-in on the illustrative figure₹1,07,65,000

That’s 7.65% on top of the deed value in statutory charges. Whatever Sumadhura quotes for Sumadhura Panorama, add about 7.7% for government charges before you add the developer’s.

Two things people get caught by. Registration doubled from 1% to 2% on 31 August 2025, so an older cost sheet will understate your bill. And in plotted layouts, GST may be charged on the development component even though land is exempt. Ask for it to be shown separately. Our guide to plot registration charges in Karnataka breaks down every line.

Not included above: preferential location charges, development charges, clubhouse membership, legal fees, the maintenance deposit and the 1% TDS you deduct on purchases of ₹50 lakh or more. Ask Sumadhura Panorama’s sales team for each as a line item.

Sumadhura Panorama Plots: Sizes

Sumadhura’s FAQ lists four standard Sumadhura Panorama plots, plus custom sizes. What you can build on a Sumadhura Panorama plot depends on BIAAPA’s setbacks and FAR for that plot, and on the airport height limits.

Type Published size Facing Published price
Classic 30×40 1,200 sq ft Not published —
Signature 30×50 1,500 sq ft Not published —
Grand 30×60 1,800 sq ft Not published —
Estate 40×60 2,400 sq ft Not published —

Some launch coverage quoted a much higher upper size for Phase 1. That doesn’t match the developer’s own list, so we’ve left it out. A summary of the Sumadhura Panorama Phase 2 filing also mentions 2,000 sq ft plots and some odd-sized corner and edge plots.

The three things to ask for on any Sumadhura Panorama plot

The plot’s exact dimensions and area as written in the sanctioned layout. That’s what your sale deed should say.

The facing and the road width in front of it. Both affect the price and what you can build.

What’s next to it. A park is good. A substation, the STP or the main entry road may not be.

Sumadhura Panorama Amenities

The centrepiece of Sumadhura Panorama is a clubhouse of about 45,000 sq ft, which both the 2025 and 2026 launch releases mention. Sumadhura’s page says there are 24 amenities and names twelve: clubhouse, party hall and banquet lawn, café and lounge, multi-purpose hall, swimming pool, tennis court, gymnasium, jogging track, heritage pavilion, meditation garden, children’s play area, and pond and water feature. The launch release adds a cycle station and lane, a mini-soccer ground, a camping zone, aromatherapy areas and farm-fresh gardens.

Check what the amenities are tied to. RERA registrations for plotted projects usually list roads, drains, water, sewerage, power, street lighting and landscaping. A review of the Phase 2 filing found the clubhouse, pool and gym missing from the registered works. If the clubhouse matters to you, get its completion date and the membership and maintenance charges written into your agreement.

Ask too when the Sumadhura Panorama clubhouse opens. On a phased layout, early plot owners sometimes pay for a clubhouse that’s still being built.

Sumadhura Panorama Investment Opportunity

The case for Sumadhura Panorama as an investment is the airport. Kempegowda International Airport, KIADB Aerospace Park and Devanahalli Business Park are major employers, and NH 44, the STRR and the metro airport line are all aimed at this corridor. Plotted projects made up nearly a third of Bengaluru’s project registrations in Q1 2026, so demand for this format is real.

The honest arithmetic

A Sumadhura Panorama plot earns no rent. Its return is whatever it’s worth when you sell, minus what it cost you. On the illustrative figure above, you start about 7.65% behind because of statutory charges alone, before developer charges, maintenance and the interest you could have earned on the money. Your plot has to appreciate by more than that just to break even.

What works against it

Supply. Devanahalli already has thousands of apartments and a growing number of plotted layouts, so a resale buyer has plenty of choice. Infrastructure dates also slip. Recent reports put the Hebbal–airport metro stretch at around late 2027, and it has moved before. Buy Sumadhura Panorama for the layout and the location as they are today, not for a promised opening date. If you’re new to the area, start with our guide to buying plots in Devanahalli.

Sumadhura Panorama Location Advantages

The Sumadhura Panorama location is about 10 minutes, roughly 8 km, from the airport terminal, according to the developer. Some of its banners say “5 minutes from the airport toll”, which refers to the toll gate, not the terminal. The developer lists Devanahalli Bus Stand at about 10 minutes and the railway station at about 15.

What to check before you believe the Sumadhura Panorama map

Drive from Sumadhura Panorama to your office at 9am and at 6pm on a weekday. Ten minutes from Sumadhura Panorama to the terminal is realistic. Central Bengaluru is a long way down NH 44. Check the airport height limits for your plot with an architect, and visit at different times of day to hear the flight paths for yourself.

We haven’t published a map pin. Sumadhura gives a locality, not coordinates, and on a 100-acre masterplan a wrong pin is worse than none. Ask for the survey numbers of your phase and check them yourself.

Sumadhura Panorama RERA and Construction Status

Sumadhura Panorama Phase 1 is registered under Karnataka RERA PRM/KA/RERA/1250/303/PR/220125/007412. The digits after PR read 22 January 2025, the approval date in the K-RERA record, and completion is declared for 31 December 2027. No complaints were listed against it when we checked. Phase 2 is registered under PRM/KA/RERA/1250/303/PR/150626/008723, which reads 15 June 2026. Phase 1 launched in March 2025 and Phase 2 in June 2026.

On approvals, Sumadhura says the Sumadhura Panorama layout is BIAAPA-sanctioned, the land has been converted from agricultural to residential use, and environmental clearance is in place. One FAQ on its page says “BDA-approved” instead, which looks like a copy error, since BDA doesn’t plan Devanahalli. Published plan references are BIAAPA/TP/LAO/94/2023-24/24-25/1920 (15 November 2024) for Phase 1 and BIAAPA/TP/LAO/29/25-26 (9 April 2026) for Phase 2. Each comes from a single source, so match them with the sanction letters. Our guide on how to verify plot approval in Bangalore shows what to look for.

Check whether your plot is covered by that number. Sumadhura Panorama has two RERA registrations with different dates. Phase 2’s plot count differs between sources, so read it off the certificate. The developer’s FAQ says Phase 1 is open for “immediate registration and possession”, while the RERA completion date is December 2027. Ask what state the roads and services in front of your plot will be in when you register.

The Sumadhura Panorama khata isn’t covered anywhere public. In the BIAAPA region it comes from the local body for that village. Ask which body will issue it, when the layout will be handed over, and whether the khata comes with the sale.

Before You Book at Sumadhura Panorama

  1. Get a written price for a named Sumadhura Panorama plot. Nothing on this page is a developer quote.
  2. Confirm which Sumadhura Panorama RERA number covers your plot and read the completion date in that filing.
  3. See the BIAAPA sanction letter and find your plot number on the sanctioned layout.
  4. See the conversion order and check that its survey numbers match the layout.
  5. Get the khata type and issuing body in writing. This is the biggest gap in the public record.
  6. Get the full cost sheet (PLC, development charges, clubhouse, legal, maintenance deposit, GST on any part) with an amount for each.
  7. Ask whether the Sumadhura Panorama clubhouse is in your agreement, and when it opens.
  8. Have an architect check height, FAR and setbacks for your plot before you book.
  9. Hire your own lawyer for a 30-year title and encumbrance check.

How far is Sumadhura Panorama from the airport?

About 10 minutes, roughly 8 km, to Kempegowda International Airport, according to the developer.

Where can I get the Sumadhura Panorama brochure?

The brochure can be downloaded from Sumadhura’s project page after an enquiry. Treat it as marketing. The K-RERA documents and your agreement for sale are what bind the developer.

Important Information

What is official here. From Sumadhura’s own Sumadhura Panorama project page, read on 14 October 2026: villa plots in Devanahalli, North Bengaluru; more than 100 acres; 539 plots; plot sizes of 1,200, 1,500, 1,800 and 2,400 sq ft plus custom plots above 3,000 sq ft; about 10 minutes from KIA; BIAAPA sanction, residential conversion and environmental clearance; two Karnataka RERA registrations. From the K-RERA record for Phase 1: approved 22 January 2025, 539 plots on 49 acres 16.08 guntas, completion 31 December 2027, promoter Sumadhura Realty. From the 2025 and 2026 launch releases: a clubhouse of about 45,000 sq ft, a Phase 2 of about 34 acres, a March 2025 launch for Phase 1 and a June 2026 launch for Phase 2. What Sumadhura does not publish, and we have left blank rather than fill in: any price, the khata type and plot facings. Left out because sources conflict: the Phase 2 plot count and the upper plot size for Phase 1. Single-source and flagged: the BIAAPA plan references and the Phase 2 survey numbers. Our own arithmetic, shown as ours: about 11 plots an acre in Phase 1, and statutory charges of ₹7,65,000 on an illustrative ₹1 Cr deed value. Statutory rates were verified on 14 October 2026: stamp duty 5%, cess 10% of duty, surcharge 3% of duty outside BBMP limits, and registration 2% following the increase from 1% on 31 August 2025. They change, so confirm them on the day you register. This is general information, not legal advice, and nothing here is an offer or a contract. Verify every registration number on the Karnataka RERA portal, and check current prices and availability with Sumadhura directly.
