Sowparnika projects in Bangalore are easy to find and hard to track. The company sells under one brand but registers through several companies, and most of its recent work is in one taluk, Hoskote. We went through the full Karnataka RERA list, pulled every Sowparnika registration, and read the certificates for the recent ones. Here’s what Sowparnika projects look like on paper, and what to check before you pick one.
Key takeaways
- We found 22 Sowparnika projects registered with Karnataka RERA, from 2017 to October 2026

Sowparnika Projects: Who Builds Them
Sowparnika Projects started in 2003. Its office is in AECS Layout, Kundalahalli, off ITPL Main Road.
On its own website, Sowparnika says it has completed 70+ projects and has 15,000+ happy families. It builds in Karnataka, Kerala and Tamil Nadu.
Karnataka is the biggest share. Sowparnika gives these figures for the state:
- Completed: 29 projects
- Ready to move: 9 projects
- Ongoing: 6 projects
- Cities: Bengaluru, Hoskote and Mysuru
Kerala has 20 completed projects and Tamil Nadu five, by the same count. This guide covers only the Sowparnika projects in Karnataka that show up on the state’s RERA register.
Recent Sowparnika Projects on RERA
We read the full Karnataka RERA project list on 24 October 2026. It had 10,053 entries. These are the Sowparnika projects registered since 2019, with dates from each certificate.
| Project | Village, taluk | Approved | RERA completion |
|---|---|---|---|
| The Native | Poojena Agrahara, Hoskote | 1 Oct 2026 | 31 Aug 2033 |
| Whispering Petals | Yalachanayakanapura and one other village, Hoskote | 30 Oct 2025 | 30 Sep 2032 |
| Rhythm of Rain | Samethanahalli, Hoskote | 29 Jan 2025 | 15 Jan 2032 |
| Euphoria in the East | Doddagattiganabbe and Pujena Agrahara, Hoskote | 18 Jul 2024 | 31 May 2031 |
| Life on the Green | Bidaraguppe, Anekal | 9 May 2023 | 9 Apr 2026 |
| Indradhanush Phase II | Yelachanayakanapura and Doddahullur, Hoskote | 20 Jan 2023 | 30 Nov 2027 |
| Olivia Nest | Anekal | 18 Oct 2022 | 30 Sep 2027 |
| Indradhanush Phase I | Yelachanayakanapura and Doddahullur, Hoskote | 23 May 2022 | 31 May 2027 |
| Ashiyana Phase II | Samethanahalli, Hoskote | 15 Dec 2020 | 31 Dec 2025 |
| Ashiyana Phase I | Samethanahalli, Hoskote | 1 Dec 2020 | 30 Jun 2025 |
| Pragati | Ittangur, Anekal | 30 Nov 2019 | 30 Jun 2022 |
Two things stand out. The pace picked up: four Sowparnika projects in Hoskote were registered between July 2024 and October 2026. And the dates got longer. The Native, approved this month, has nearly seven years to complete.
Euphoria in the East and The Native share a village. Euphoria’s land covers survey numbers in Doddagattiganabbe and Pujena Agrahara. The Native is in Poojena Agrahara. So Sowparnika is building two projects in the same village.
Same project, three names. The Native was first sold as “Codename The New Whitefield”, then “Codename Roots for Tomorrow”. Only the RERA name, Sowparnika The Native, goes on your papers. Our guide to projects renamed before launch explains why.
Older Registrations, 2017 to 2018
Karnataka RERA began registering projects in 2017. Sowparnika registered 11 projects in that first wave, all under Sowparnika Projects and Infrastructure:
- Hoskote taluk: Indraprastha, Purple Rose and Columns
- Anekal taluk: Unnathi, Flamenco, Swastika Phase II and Tharangini Phase I
- Other Bengaluru Urban codes: Pranathi and Sanvi Phase II
- Mysuru district: The Landmark and Blue Bells
These carry the older number format. The date block in them reads year, month, day, not day, month, year. So don’t read a 2017 number as a 2026 one. Our guide to decoding a Karnataka RERA number shows each part.
Two names that aren’t Sowparnika’s. “Bharathi Sowparnika” is registered by Bharathi Builders in Mangaluru. “Affinity Sowparnika” is registered by Affinity Projects. Neither is a Sowparnika Projects registration. If a search throws them up, check the promoter column.
Why So Many Sowparnika Projects in Hoskote
Count the Sowparnika projects by taluk and Hoskote wins easily. 11 of the 22 registrations carry the Hoskote code, 1250/304. Anekal has seven. Mysuru district has two, and two more sit under other Bengaluru Urban codes.
The four newest Sowparnika projects in Bangalore are all in Hoskote taluk. Sowparnika’s own November 2025 press release called Whispering Petals its fourth project in Hoskote. The Native has followed since.
Not every Hoskote-taluk project is sold as Hoskote. Rhythm of Rain is in Samethanahalli, in Hoskote taluk, but its PIN is 560067 and Sowparnika markets it as “near Hope Farm, Whitefield”. Euphoria in the East is sold as “Whitefield” too. Our post on “Greater Whitefield” explains how addresses get stretched.
That matters for cost. Hoskote taluk is outside the old BBMP limits, so stamp duty carries a 3% surcharge, not 2%. All-in, government charges come to 12.65% of the agreement value. Our guide to property outside BBMP limits has the full list.
For the other builders registering in the same taluk this year, see our list of new projects in Hoskote.
One Brand, Five Companies
Every Sowparnika project carries the Sowparnika name. The RERA certificates show five different promoter companies behind them.
| Promoter on the certificate | Sowparnika projects |
|---|---|
| Sowparnika Homes Pvt Ltd | The Native, Rhythm of Rain, Euphoria in the East, Indradhanush I and II |
| Sowparnika Green Meadows Pvt Ltd | Whispering Petals |
| Sowparnika Supertech Pvt Ltd | Life on the Green |
| Sowparnika Infracon Pvt Ltd | Olivia Nest |
| Sowparnika Projects and Infrastructure Pvt Ltd | Ashiyana I and II, Pragati, and the 2017–18 projects |
This is common. Developers often set up a company per project, for land, funding or accounting. It isn’t a warning sign on its own.
But the company on your agreement is the one you can hold to the dates. Check that the promoter on your booking form matches the certificate. Our guide to reading a RERA filing shows where the promoter details sit.
Dates That Have Passed
Here’s the honest part. Three Sowparnika RERA completion dates in the table above are already behind us, not counting Pragati.
- Life on the Green, Bidaraguppe: RERA completion 9 April 2026. Sowparnika’s website still lists it as “Ongoing”
- Ashiyana Phase I, Samethanahalli: RERA completion 30 June 2025
- Ashiyana Phase II, Samethanahalli: RERA completion 31 December 2025
A passed date doesn’t prove a delay. A project can finish on time and not update the portal. It can also get a formal extension. Sowparnika’s site doesn’t list Ashiyana among its ongoing projects.
Pragati’s date, 30 June 2022, has passed too. Sowparnika lists Pragati as ready to move, which fits.
What to do: open each project on the Karnataka RERA portal. Look for an occupancy certificate upload or an extension order. If you’re buying into Life on the Green, ask Sowparnika in writing for the current completion date. Our guide to occupancy vs completion certificates explains which document counts.
What Sowparnika Shows on Price
Sowparnika puts a starting price on most project cards on its website. These were the Bengaluru ones on 24 October 2026. The asterisks are Sowparnika’s.
| Project | Where (Sowparnika’s label) | Homes | From |
|---|---|---|---|
| Whispering Petals | Hoskote | 1, 2 & 3 BHK | ₹88 lakh* |
| Pragati | Sarjapur Road | 2 & 3 BHK, ready | ₹93 lakh* |
| Euphoria in the East | Whitefield | 3 BHK | ₹1.2 Cr* |
| Rhythm of Rain | Near Hope Farm, Whitefield | 3 BHK | ₹1.64 Cr* |
| Life on the Green | Sarjapur–Attibele Road | 5 BHK | ₹2.24 Cr* |
| Sunray | Mysuru Road | 2 & 3 BHK, ready | ₹47 lakh* |
The Native has no price yet. Its page asks you to register first. Even Sowparnika’s own figures don’t always agree: the Whispering Petals micro-site says “91 lakhs onwards”, against ₹88 lakh on the project card.
A starting price is the cheapest unit, usually on a low floor. Get a written cost sheet for the unit you want. Our guide to getting a real price in writing covers how.
How to Check a Sowparnika Project
These checks apply to all Sowparnika projects, old or new.
- Find the RERA name, not the marketing or codename
- Look up the number yourself on the Karnataka RERA portal
- Match the promoter company on the certificate to your agreement
- Check the taluk. A “Whitefield” label can mean Hoskote taluk and a 3% surcharge
- Look for extensions or an OC on any project whose RERA date has passed
- Get a cost sheet for a named unit, not a “from” price
- Visit a finished Sowparnika tower that’s five or more years old
For that last check, our guide to visiting a developer’s completed project lists what to look at.
