The SNN Raj Viviente Price: The Headline Number

Every villa at SNN Raj Viviente is the same size: 3,891 sq ft super built-up, over ground, first and second floors. SNN publishes two plans, east-facing and west-facing, and both are 4 BHK.

That makes the SNN Raj Viviente price simple to read. There’s no 3 BHK and no smaller entry villa, so the starting price is the price of a full 4 BHK.

Villa Size Price Per sq ft
4 BHK, east-facing 3,891 sq ft About ₹5.3 Cr onwards* About ₹13,600
4 BHK, west-facing 3,891 sq ft About ₹5.3 Cr onwards* About ₹13,600

*Indicative price, excluding GST, stamp duty and registration. Ask us for the latest cost sheet for a named unit before you pay a booking amount.

The per sq ft figure behind the SNN Raj Viviente price is our arithmetic: ₹5.3 Cr divided by 3,891 sq ft. Remember it’s on super built-up area, not carpet. The carpet area will be smaller, and that’s the number to compare between projects.

The All-In Cost of a ₹5.3 Cr Villa

The Phase 2 RERA certificate puts the site in ward 192, inside city corporation limits. That matters, because the stamp duty surcharge is 2% of the duty inside the limits and 3% outside.

Item Rate Amount
Agreement value ₹5,30,00,000
GST 5% (under construction) ₹26,50,000
Stamp duty 5% ₹26,50,000
Cess 10% of stamp duty ₹2,65,000
Surcharge 2% of stamp duty ₹53,000
Registration 2% ₹10,60,000
All-in About 12.6% on top ₹5,96,78,000

So the SNN Raj Viviente price of ₹5.3 Cr becomes about ₹5.97 Cr before you’ve paid for a single extra. If a site were outside the limits, the 3% surcharge would add ₹26,500, for an all-in of ₹5,97,04,500. It’s a small gap on a villa this size.

SNN Raj Viviente Price: Cash Needed and EMI

The SNN Raj Viviente price sets your loan. Above ₹75 lakh, banks can lend up to 75% of the property value under RBI rules. A home loan doesn’t cover stamp duty or registration either. So on a ₹5.3 Cr villa:

  • Loan: 75% of ₹5.3 Cr is ₹3,97,50,000
  • Your 25% share: ₹1,32,50,000
  • Charges on top: ₹66,78,000
  • Your own money: about ₹1,99,28,000, or roughly ₹2 Cr

The EMI on ₹3.975 Cr at 8.5% over 20 years is about ₹3.45 lakh a month. That’s our arithmetic. Your bank’s rate and tenure will move it.

Here’s the honest negative. At about ₹5.97 Cr all-in, a 3% gross rental yield needs rent of about ₹1.49 lakh a month, and 4% needs about ₹1.99 lakh. Villas around here rarely rent at those levels. Rent won’t come close to the EMI, so treat this as a home to live in, not an investment that pays for itself.

Phase 2 New vs Phase 1 Resale

SNN Raj Viviente was registered in two parts, both with SNN Abode LLP as promoter. That gives you two ways to buy, and they price differently.

Buying new in Phase 2

The SNN Raj Viviente price for a new villa is the Phase 2 price. Phase 2 (PRM/KA/RERA/1251/310/PR/151225/008335) was approved on 15 December 2025, with completion due by 28 February 2028. It’s under construction, so 5% GST applies, and you pay in stages as it’s built.

Buying a Phase 1 resale

Phase 1 can change the SNN Raj Viviente price you pay. Its RERA completion date was 31 July 2026. A finished home bought with an occupancy certificate carries no GST, which saves about ₹26.5 lakh on a ₹5.3 Cr villa. That’s real money.

But we found no public occupancy certificate or handover notice for Phase 1, and SNN still lists the project as ongoing. Without the OC, the GST saving and a clean khata aren’t certain. Ask the seller and SNN for the OC and its date before you agree a price.

How the SNN Raj Viviente Price Compares

Per sq ft, here’s where the SNN Raj Viviente price sits against other villa projects on Maven and one nearby flat project. All rates are our arithmetic on super built-up area.

Project Price Size Per sq ft
SNN Raj Viviente (villa, Bannerghatta Road) ₹5.3 Cr* 3,891 sq ft About ₹13,600
NVT Oikos (villa, Whitefield) ₹6.25 Cr 4,064 sq ft About ₹15,380
NVT Under the Open Sky (villa, Budigere Cross) ₹5.11 Cr 3,446 sq ft About ₹14,830
Godrej Vanantara (flat, off Bannerghatta Road) ₹1.57 Cr 1,250 sq ft About ₹12,560

Two things stand out. First, east-side villas such as NVT Under the Open Sky cost more per sq ft, even though they’re further out. Second, a villa at Viviente costs only about 8% more per sq ft than a new flat nearby, and you get a private garden and far more land per home.

If ₹5.3 Cr is above your budget, the nearest lower-priced option on this road is Shriram Villaments on Bannerghatta Road, a pre-launch project expected to start around ₹2.9 Cr. It isn’t RERA registered yet.

Extras to Ask About Before You Agree

The SNN Raj Viviente price on a quote is rarely the price you pay. Ask for a written cost sheet that lists each of these, or confirms they’re included:

  1. The lift. SNN says each villa has a “provision for an elevator”. Is the lift fitted and in the price, or extra?
  2. Car parks. SNN says two covered car parks. Confirm they’re not charged separately.
  3. Clubhouse membership and any one-time fee.
  4. BWSSB and BESCOM connection charges.
  5. Maintenance deposit and the first year’s advance maintenance.
  6. Facing premium. Ask whether east- and west-facing villas are priced the same.

With only 64 villas sharing the clubhouse, also ask what monthly maintenance works out to per villa. A small community splits the running cost fewer ways.
