Prestige Parklane Review: Is Prestige KIADB Phase 2 Worth Buying in 2026?

Prestige Parklane — the project most people search as Prestige KIADB Phase 2 — launches on 25 September 2026 with 1,788 homes at Devanahalli. It is RERA registered, it is genuinely close to the airport, and it is denser than almost anything else Prestige is selling in North Bengaluru. Here is an honest review, including the number nobody else publishes.

Key takeaways

  • 1,788 homes on 11.91 residential acres — about 150 homes an acre. A typical Bengaluru high-rise runs 60 to 80.
  • The widely quoted “32 acres” is the master plan, not the residential part.
  • Your neighbours include three data centres, a warehouse and a manufacturing block.
  • RERA registered: PRM/KA/RERA/1251/309/PR/150926/008941.
  • Rate per sq ft falls as units get bigger — the 3 BHK is better value per rupee.

What Prestige Parklane actually is

Prestige Parklane is a nine-tower apartment project by Prestige Group in Phase 2 of the KIADB Hi-Tech, Defence and Aerospace Park at Devanahalli, North Bengaluru, roughly fifteen minutes from Kempegowda International Airport. Homes are arranged around a landscaped central park.

It is commonly marketed and searched as Prestige KIADB Phase 2, after its location. One thing to clear up immediately: this is not part of The Prestige City, which is a separate 180-acre township on Sarjapur Road at the other end of the city. Same developer, entirely different project.

The acreage everyone gets wrong

Search for this project and you will be told it is “approximately 12 acres”. Google’s own AI summary says exactly that. It is half the story, and the half that is missing changes what you are buying.

The 32.26-acre figure is the whole master plan. The residential precinct is 11.91 acres. The balance is an enterprise estate — three data centres, a warehouse and a manufacturing block.

WHAT THE 32.26-ACRE MASTER PLAN ACTUALLY HOLDS 11.91 acres Residential 9 towers · 1,788 homes ~150 homes an acre Balance of the parcel Enterprise estate Three data centres · a warehouse · a manufacturing block You are buying into a residential pocket inside a mixed-use estate, not a 32-acre residential campus.

Neither reading is damning. Light industry as a neighbour means employment on your doorstep and services arriving sooner than they would on a bare greenfield site. It also means commercial traffic and an industrial outlook from some towers. Go and stand there before you decide how you feel about it.

Density: the number nobody publishes

Divide 1,788 homes by 11.91 residential acres and you get about 150 homes an acre. We have not found that figure stated anywhere, because the two inputs are always quoted in separate places. It is the single most useful number about this project.

For context, Godrej Regent Park on Sarjapur Road runs about 66 homes an acre and we called that dense. A low-rise villa community runs around 12. At 150, Prestige Parklane is at the high end of Bengaluru high-rise living.

What that means day to day is straightforward: lifts queue at nine in the morning, parking is tight, and shared amenities get used hard at weekends. None of that is a defect — it is how the price stays where it is, and plenty of people make that trade happily. But it should be a decision rather than a surprise.

Pricing, and the thing the rate column reveals

Configuration Size From Approx. ₹/sq ft
1 BHK 567 – 571 sq ft ~₹65 lakh ~₹11,400
2 BHK 828 – 880 sq ft ~₹90 lakh ~₹10,700
3 BHK 1,445 – 1,801 sq ft ₹1.50 – 1.89 Cr ~₹10,400

Read the right-hand column. The rate falls as the homes get bigger, from about ₹11,400 per sq ft on the 1 BHK to about ₹10,400 on the 3 BHK. That is unusual — small units normally carry a rate premium because a kitchen and a bathroom cost the same whether the flat is 570 or 1,800 square feet.

The practical conclusion: if you can reach the larger configuration, you are buying square feet more cheaply. The 1 BHK is the cheapest ticket, not the best value.

Sources disagree on the entry price. Aggregators report ₹65 lakh; Google’s AI summary says “starting around ₹70 lakhs”. We are not going to pick one. Get the current figure in writing before you budget.

And on configuration. Prestige’s own project page is titled “2 & 3 BHK Flats in Devanahalli”, while everyone else lists 1, 2 and 3 BHK. Confirm at the sales office whether a 1 BHK is genuinely being released.

What you will actually pay

Add about 12.6% to whatever price you agree. On the 2 BHK at ₹90 lakh that is ₹11,34,000 in GST, stamp duty, cess, surcharge and registration — taking the real figure to ₹1,01,34,000. No bank funds any of it.

On the 1 BHK the same 12.6% turns ₹65 lakh into roughly ₹73.2 lakh, and on a ₹1.50 Cr three-bedroom it adds close to ₹19 lakh. Work it on your own configuration before you decide what you can afford, because the gap between the price list and the cheque is wider than most first-time buyers expect.

Two components catch people. GST runs at 5% because this is under construction. And registration doubled from 1% to 2% on 31 August 2025, which many price calculators still have not updated. We break the whole thing down in stamp duty and registration charges in Bangalore, and the full cost sheet for this project is on the Prestige Parklane listing.

Our verdict

Buy it if you work in the airport, aerospace, defence or data-centre belt, if a compact home at this price is what you actually need, and if 150 homes an acre does not bother you. On those terms it is a sensible entry into North Bengaluru from a developer with a real delivery record.

Do not buy it if you work in Whitefield, on the ORR or in Electronic City — that commute is long and no infrastructure announcement will fix it soon. Do not buy it if you want space, and do not buy it expecting a walkable neighbourhood on day one.

And be clear that this is pre-launch. Nothing is built. We could not find a declared possession date in any source, which is precisely why you should read the completion date on the RERA filing yourself — it takes five minutes. Before you commit to anything at launch, run the full under-construction buyer’s checklist.

Common questions

Is Prestige Parklane the same as Prestige KIADB Phase 2?

Yes. Prestige Parklane is the official name; Prestige KIADB Phase 2 is how it is widely marketed and searched, after its location in Phase 2 of the KIADB Aerospace Park at Devanahalli. It is not part of The Prestige City, which is a separate township on Sarjapur Road.

What is the RERA number for Prestige Parklane?

PRM/KA/RERA/1251/309/PR/150926/008941. Verify it on the Karnataka RERA portal and read the declared completion date for your specific tower.

How many acres is Prestige Parklane?

The residential precinct is 11.91 acres. The full master plan is 32.26 acres, and the balance is an enterprise estate with three data centres, a warehouse and a manufacturing block. Sources describing it as “approximately 12 acres” are quoting the residential figure only.

How dense is Prestige Parklane?

About 150 homes an acre — 1,788 homes across 11.91 residential acres. A typical Bengaluru high-rise runs 60 to 80, so this is at the dense end. The figure is arithmetic from the unit count and the residential acreage rather than a published number.

What does Prestige Parklane cost?

1 BHK of 567 to 571 sq ft from about ₹65 lakh, 2 BHK of 828 to 880 sq ft from about ₹90 lakh, and 3 BHK of 1,445 to 1,801 sq ft between ₹1.50 and ₹1.89 crore. Add about 12.6% for statutory charges, none of which is financeable.

When does Prestige Parklane launch?

25 September 2026. It is pre-launch, so nothing is built and no possession date has been declared in any source we could find.
