Lodha Beaumont Estate vs Prestige Parklane: Which Should You Buy?

These two projects sit minutes apart on the same North Bengaluru corridor and could hardly be more different. Beaumont Estate runs about 44 homes an acre from ₹3.10 crore. Prestige Parklane runs about 150 an acre from ₹65 lakh. Same airport, same road, opposite products. Here is how to choose.

Key takeaways

  • Beaumont: ~44 homes/acre, from ₹3.10 Cr, 3–4 BHK, 2,385 sq ft up.
  • Parklane: ~150 homes/acre, from ~₹65 L, 1–3 BHK, 567 sq ft up.
  • Parklane has a published RERA number. Beaumont’s we could not find.
  • Beaumont buys space and permanence. Parklane buys entry price and liquidity.
  • Almost nobody is genuinely choosing between them — and that is the useful part.

The comparison in one table

Set side by side, the contrast is unusually stark for two projects on the same corridor.

  Lodha Beaumont Estate Prestige Parklane
Location Sadahalli KIADB Phase 2, Devanahalli
Entry price ~₹3.10 Cr ~₹65 L
Configurations 3, 3.5 & 4 BHK 1, 2 & 3 BHK
Entry size 2,385 sq ft 567 sq ft
Homes 516 (Cluster 1) 1,788
Land 11.7 acres (Cluster 1) 11.91 residential acres
Homes per acre ~44 ~150
RERA Number not published PRM/KA/RERA/1251/309/PR/150926/008941

Note the land figures are nearly identical — 11.7 acres against 11.91. The difference is entirely what has been put on them: 516 homes against 1,788.

That single contrast explains almost everything else, including the price.

Both sit on the same airport corridor with the same employment behind them — aerospace, defence, logistics and aviation rather than IT. So the locational case for each is broadly identical, and the choice really is about product rather than place.

Both are also under construction with multi-year horizons, so neither solves a housing need in the next two or three years. If you need a home soon, this comparison is not the one to be making.

What differs is everything inside the gate, and that is where the rest of this page focuses.

What the density difference actually feels like

Forty-four an acre and 150 an acre are not variations on a theme. They are different ways of living.

At 44, towers can be spaced apart, windows need not face windows, and the ground between buildings is usable space rather than margin. Lift cores serve fewer families, parking is under less pressure, and the clubhouse is not a queue.

At 150, the project is dense by any reading. That is not a criticism — density is precisely what makes a ₹65 lakh entry possible minutes from an international airport, and for a great many buyers that trade is obviously correct.

It does mean more homes per lift, more pressure on visitor parking, and amenity shared among far more households.

The honest framing: Beaumont sells you space and Parklane sells you access. Neither is the better project; they are answers to different questions.

And density cannot be retrofitted. Everything else about a project can be upgraded later. This cannot.

The paperwork difference, which is the sharpest one

This is where the comparison stops being about taste.

Prestige Parklane carries a published RERA registration, PRM/KA/RERA/1251/309/PR/150926/008941, which you can search on the Karnataka portal today. With it come a declared completion date, disclosed carpet areas, a sanctioned plan on public record and statutory recourse.

For Beaumont Estate’s Cluster 1 we could not find a registration number published anywhere. Approval is widely reported; the number itself is not.

That gap has a consequence beyond paperwork. Beaumont’s possession dates contradict — December 2030 and December 2027 both circulate, three years apart — and without a filing, neither is a declared date.

So on documentation, Parklane is straightforwardly ahead today. That could change the week Beaumont’s number is published, and you should ask for it.

Our position on both is the same: do not pay a non-refundable amount on a project whose registration you cannot read.

The money, worked out on each

Statutory charges add roughly 12.6% in cash to either, and no bank funds that portion.

Beaumont 3 BHK Parklane 1 BHK
Quoted price ₹3,10,00,000 ₹65,00,000
Statutory (~12.6%) ₹39,06,000 ~₹8,19,000
All-in, registered ₹3,49,06,000 ~₹73,19,000

On resale, the entry price cuts the other way from the density. Far more households in Bengaluru can write a ₹73 lakh cheque than a ₹3.5 crore one, so Parklane’s buyer pool is many times deeper.

That matters more than people expect. A home you can sell in a reasonable time at a reasonable price is worth something a marginally better home you cannot sell is not.

Beaumont’s counterweight is scarcity: 44 homes an acre beside an 18-acre lake is genuinely hard to replicate, and it gets scarcer as everything around it is built at 100-plus.

Which should you buy?

Almost nobody is genuinely choosing between these two, and noticing that is the point of the comparison.

Buy Parklane if you want into the airport corridor at the lowest realistic entry, you are buying to let or as a first home, liquidity matters to you, and you want documentation you can read today.

Buy Beaumont if ₹3 crore-plus is comfortable, you want space and low density above everything, you intend to live there rather than trade it, and you can wait for both the building and the paperwork.

Buy neither if you work in Whitefield, on the Outer Ring Road or in Electronic City. Both sit on the airport corridor and both commutes cross the city.

If you are torn, the tie-breaker is horizon. Under seven years, weight liquidity and documentation, which points to Parklane. Over fifteen, weight space and permanence, which points to Beaumont.

One practical note for anyone genuinely weighing both. The same money that buys one Beaumont 3 BHK would buy four Parklane 1 BHKs, and those are completely different financial positions — one asset against four, one tenant against four, one exit against four.

Investors should run that comparison explicitly rather than choosing on the project. Owner-occupiers should ignore it entirely, because you cannot live in four flats.

And whichever you lean toward, drive the commute from your actual office at nine on a weekday before deciding anything. It is two hours of a weekend and it settles more than any comparison table can.

Common questions

Which is better, Lodha Beaumont Estate or Prestige Parklane?

Neither is better; they are opposite products on the same corridor. Beaumont runs about 44 homes an acre from 3.10 crore and sells space and permanence. Parklane runs about 150 an acre from 65 lakh and sells entry price and liquidity.

What is the price difference between them?

Beaumont starts near 3.10 crore for a 2,385 sq ft 3 BHK; Parklane near 65 lakh for a 567 sq ft 1 BHK. All-in with statutory charges that is roughly 3,49,06,000 against about 73,19,000.

Which has better RERA documentation?

Prestige Parklane, clearly, today. It carries a published registration number you can search on the Karnataka portal. For Beaumont Estate Cluster 1 we could not find a registration number published anywhere, and its possession dates contradict.

Which is the better investment?

They serve different cases. Parklane has a far deeper resale pool because more households can afford it, which means better liquidity. Beaumont has scarcity value, since low density beside a protected lake is hard to replicate on that corridor.

Are both projects in the same area?

Both sit on the North Bengaluru airport corridor minutes apart, Beaumont at Sadahalli and Parklane at KIADB Phase 2, Devanahalli. Both suit airport, aerospace and defence employment and suit eastern or southern commutes poorly.

Send us both and we will compare them on the numbers that matter — carpet area, homes per acre, homes per lift, all-in cost and the RERA position — and tell you honestly which fits you. No charge either way.
