What Is Begur Hobli?
A hobli is a cluster of neighbouring villages grouped together for tax and land records. In Karnataka, several villages make a hobli, and several hoblis make a taluk. It’s a revenue unit, not a locality anyone gives directions to.
Begur hobli is one of the hoblis of Bengaluru South taluk in Bengaluru Urban district. On a RERA certificate it appears in the address line, between the village and the taluk. SNN Raj Viviente’s Phase 2 certificate, for example, reads “Kammanahalli village, Begur hobli, ward no. 192, Bengaluru South”.
That matters because the hobli and village names are what go into your sale deed, khata and encumbrance certificate. “Bannerghatta Road” or “Hulimavu” in an ad doesn’t.
Begur the place vs Begur hobli
Begur is also a suburb off the Hosur Road side, around Begur Lake and Begur Road. The hobli is much bigger. It’s named after Begur but stretches west to Bannerghatta Road and east towards Hosur Road.

This isn’t the full list. It’s the villages that turn up in project filings. The revenue department’s records are the final word.
One oddity: the two Assetz Mizumi Reserve certificates disagree. One reads “Begur hobli, Anekal taluk” with an Anekal registration number, the other has a Bengaluru South number. If your village sits on the taluk edge, check which taluk your sale deed names.
Begur Hobli PIN Codes
Begur hobli PIN codes trip people up because a hobli is a revenue unit and a PIN is a postal one. They don’t line up. Here are the codes printed in project addresses on the certificates above, plus two from India Post via Wikipedia.

So one hobli covers at least four PIN codes. If a seller says a project is “560083”, that tells you roughly where it is, not which village it’s in.
Why Begur Is Old
Begur is far older than the apartments around it. Wikipedia notes that the Panchalingeshwara temple in Begur has an inscription about 1,100 years old. It’s the oldest known reference to a place called “Bengaluru”.
The nearby Nageshwara temple dates to around the 9th century, from the Western Ganga period. The Cholas took the area in the 10th century. For buyers, the practical point is that these villages have long land-record histories, so title searches can run back a long way.

Add SNN Raj Viviente Phase 2 in Kammanahalli, approved on 15 December 2025, with completion due by 28 February 2028. It’s one of very few villa projects in the hobli, at about ₹5.3 Cr* for a 3,891 sq ft 4 BHK villa.
The biggest name on the list is Godrej Vanantara, with 2,008 homes on 36.13 acres in Hommadevanahalli.

The honest catch
Most of these projects finish between 2029 and 2031, and most are on roads that are already slow at peak hours. Begur Road has been due for widening since 2019. A dozen projects landing on the same few roads won’t make the drive quicker.
What to Check for a Begur Hobli Property
- The village name on the RERA certificate and sale deed, not the locality in the ad.
- The ward number, if any. Certificates for Kammanahalli, Begur and Singasandra print ward 192, and Hongasandra ward 190. A ward number means city limits, so the stamp duty surcharge is 2% of the duty, not 3%.
- The taluk, if the village is near the Anekal edge.
- The khata type and whether it’s an e-khata.
- The survey numbers, which you’ll need for the encumbrance certificate.
