Attibele Bangalore is the last town on Hosur Road before the Karnataka–Tamil Nadu border, about 32 km from the city centre. For years it was known for its check post, its truck traffic and its factories. In 2026 it’s also one of the cheaper places in south-east Bengaluru to buy a home, with flats, plotted layouts and a growing number of gated villa communities along the Sarjapur–Attibele Road. This guide covers where Attibele Bangalore sits, how the commute works, what the metro plans really amount to, how water and records work, and the downsides to weigh before you buy.
Key takeaways
- Attibele is a town council in Anekal taluk, on NH 44 (Hosur Road), about 32 km from Bengaluru and right at the Tamil Nadu border
- The Sarjapur–Attibele Road runs roughly 10 km north-east from Attibele to Sarjapur town, and most new villa and plotted projects sit along it
- There’s no metro yet. The Yellow Line ends at Bommasandra, and an extension towards Attibele was only at the project-report stage in the latest reports we found
- Reported flat rates are around ₹6,000–6,300 per sq ft in mid-2026, well below Sarjapur Road or Electronic City. Treat every figure as indicative
- Water and civic records are the weak points. Ask every project for its water plan and its approval papers in writing

Where Attibele Bangalore Is
Start with the map. Attibele sits on National Highway 44, the road that leaves Bengaluru as Hosur Road, passes Electronic City and Bommasandra, and crosses into Tamil Nadu just past the town. The Karnataka check post here is marked by an arch over the highway.
Administratively, Attibele is a Town Municipal Council in Anekal taluk, Bengaluru Urban district, with the pin code 562107. The 2011 census counted about 20,500 people in the town. What property marketing calls “Attibele Bangalore” covers far more: the villages along the Sarjapur–Attibele Road, the stretch towards Anekal, and the edges of Chandapura to the north.
The Sarjapur–Attibele Road matters most to homebuyers. It runs north-east from the highway to Sarjapur town, a drive of about 10 km by route-calculator estimates. Jigala, where NVT’s 123-villa A Wonderful World is being built, is one of the villages on it, in Attibele hobli.
In one line: Attibele Bangalore is the border town on Hosur Road plus the villages along the road to Sarjapur. It’s closer to Hosur than to MG Road, and that shapes everything else in this guide.
Why Builders Are Moving Into Attibele Bangalore
Three things have pushed new housing in Attibele Bangalore this far out.
Jobs on both sides of the border. Attibele has its own industrial area, and Bommasandra, Jigani, Veerasandra and Electronic City are all within reach up Hosur Road. Hosur’s factories are just across the border.
SWIFT City. The Karnataka government has announced a startup and industry township of about 1,000 acres in the Sarjapur industrial area, between Sarjapur and Attibele. KIADB has issued notifications for part of the land, and farmers have protested over compensation. It’s still at the acquisition stage, so don’t treat it as built.
Land in large parcels. Farmland around Attibele Bangalore still comes in big pieces, and it costs far less than closer to Sarjapur Road. It’s the main reason gated villa projects have appeared on this road. If you’re comparing them, our guide to gated community villas in Bangalore covers what to check.
Commute From Attibele Bangalore
Distances from Attibele Bangalore look manageable on a map. The roads are what you need to test.
| Destination | Rough distance | Main route |
|---|---|---|
| Sarjapur town | About 10 km | Sarjapur–Attibele Road |
| Bommasandra (Yellow Line end) | About 10–12 km (our map estimate) | NH 44 / Hosur Road |
| Electronic City | About 15–18 km (our map estimate) | NH 44 / Hosur Road |
| Bengaluru city centre | About 32 km | NH 44 via Silk Board |
| Whitefield | About 30 km (our map estimate) | Sarjapur Road and Varthur |
Hosur Road
The highway is wide and fast between Attibele Bangalore and Electronic City, and the elevated tollway carries you past the worst of Electronic City’s junctions. The slow part is beyond that, at Silk Board, which is one of the most congested junctions in the city. If you work in Koramangala or the CBD, budget for it.
The road to Sarjapur
The Sarjapur–Attibele Road is a state highway, and an older Deccan Herald report described the stretch through Sarjapur as too narrow for heavy traffic. Widening has been proposed for years. Trucks use it, so it’s busy all day.
Our advice for anyone buying in Attibele Bangalore: drive your office route at 9am on a weekday, and come back at 6.30pm. Then decide.
Metro and Roads: What’s Real Near Attibele Bangalore
This is where marketing for Attibele Bangalore and reality drift apart.
The Yellow Line is open, but it stops at Bommasandra. The Yellow Line runs from RV Road through Silk Board and Electronic City to Bommasandra, and opened in August 2025. From Attibele Bangalore, Bommasandra is a drive or a bus ride north.
An extension towards Attibele is a study, not a project. In 2025 the state asked a consultancy to prepare a detailed project report for extending the line towards Jigani and possibly Attibele. One report described about 10.5 km and nine stations. We found no approval or funding since. Plan without it.
A Hosur line is further off. Tamil Nadu has pushed a separate cross-border line of about 23 km, which 2025 reports described as uncertain.
The Sarjapur metro won’t reach here either. The planned Red Line from Hebbal ends at Sarjapur, about 10 km up the road. Our explainer on the Sarjapur Road metro sets out its timeline, which runs into the 2030s.
Ring roads. You’ll see the Satellite Town Ring Road in almost every brochure for this area. Its alignment runs from Hoskote towards Hosur, not through Attibele town, so treat “near STRR” claims with care and ask the seller to show you the nearest interchange on an official map.
Schools, Shops and Hospitals Near Attibele Bangalore
Schools
Attibele Bangalore has local schools, including one at Jigala Cross on the Sarjapur road, but most families buying villas here will look further afield. Listing sites name National Public School, Indus International and several CBSE and ICSE schools within a drive. Check the morning drive and admissions before you buy.
Shops
Attibele Bangalore handles daily needs. For malls and larger stores, you’ll go to Electronic City, Sarjapur Road or across the border to Hosur, which many residents already do.
Hospitals
Narayana Health City, a large hospital campus, is in Bommasandra on Hosur Road. Smaller hospitals and clinics are in Attibele and Chandapura. If someone at home needs regular specialist care, time the drive to Bommasandra at peak hours.
Water, Records and Civic Basics
Three practical issues shape day-to-day life in Attibele Bangalore.
Water. Attibele Bangalore is well outside BWSSB’s Cauvery network. Homes in and around it rely mostly on borewells and tankers. Ask every project how many borewells it has, how deep they are, whether it treats and reuses water through its STP, and what it plans to do when borewells drop in summer.
Records and approvals. The town has a municipal council, but most of the villages on the Sarjapur–Attibele Road are panchayat areas. Layout and building approvals in this part of Anekal taluk have generally come from the local planning authority. Ask which authority signed the approval, and check that the RERA record names it. For the land itself, our plot approval checklist walks through conversion and khata.
Stamp duty. Because this area is outside the old BBMP limits, the surcharge on stamp duty is 3% of the duty rather than 2%. Confirm it with the Sub-Registrar.
Don’t skip this. In panchayat areas, the same piece of land can carry very different paperwork depending on who approved the layout and when. A booking amount is hard to get back once paid. Get the approval order number and check it before you pay anything.
What’s Being Built in Attibele Bangalore and What It Costs
New housing in Attibele Bangalore falls into three groups: budget and mid-range apartments near the town, plotted layouts on the roads towards Sarjapur and Anekal, and gated villa communities on larger parcels.
Here are the figures quoted for 2025 and 2026. None of it is government data.
| Measure | Figure | Source |
|---|---|---|
| Average flat asking rate, Attibele | About ₹6,000–6,300 per sq ft | A national listing portal, mid-2026 |
| Average flat rate, 2025 | About ₹4,500–6,000 per sq ft | A property consultancy, 2025 |
| Wider Sarjapur–Attibele Road belt | About ₹7,800–8,200 per sq ft | A property blog, 2026 |
| Monthly rent, 2 BHK to 3 BHK | About ₹15,600–21,300 | A national listing portal, 2026 |
Villas in Attibele Bangalore cost far more per home. In the newer gated communities, built-up areas of 3,000–4,000 sq ft on plots of 1,600–2,400 sq ft are common, and reported starting figures run into crores. Per sq ft, they still sit well below villas closer to Sarjapur Road.
If you’re buying under construction, check how the money will be collected. Our guide to the construction linked payment plan explains the stages and what to watch for.
Attibele vs Sarjapur vs Chandapura
Most buyers looking at Attibele Bangalore also look at its neighbours. Here’s how they compare.
| Attibele | Sarjapur town | Chandapura | |
|---|---|---|---|
| Feel | Border town, highway and farmland | Old town at the end of Sarjapur Road | Dense, built-up junction on Hosur Road |
| Metro | None; extension only studied | Planned Red Line terminus, 2030s | None; Bommasandra is closest |
| Housing | Budget flats, plots, new villas | Apartments, plots, villas | Older flats, independent houses |
| Best for | Hosur Road and Hosur jobs, space on a budget | Sarjapur Road and Wipro commuters | Electronic City commuters |

The Downsides of Attibele Bangalore
Every honest guide to Attibele Bangalore should say these plainly.
It’s far. 32 km from the centre, with Silk Board in the way. If your office is in the city, this is a long commute.
No metro for years. The extension from Bommasandra hadn’t been approved in anything we found. The Sarjapur line stops 10 km short.
Heavy vehicles. Both main roads through Attibele Bangalore carry trucks.
Water. Borewells and tankers are normal, and costly in a dry year.
Paperwork. Panchayat records and local approvals need more checking than a city khata.
Thin resale for big homes. Low rents and a smaller buyer pool mean a large villa can take a while to sell. Buy here to live.
Who Attibele Bangalore Suits
Attibele Bangalore is a good fit if you:
- work in Electronic City, Bommasandra, Jigani, Attibele or Hosur
- want a larger home or a villa for the money
- plan to stay ten years or more
- are comfortable checking approvals and water in detail
It’s a poor fit if you:
- commute daily to the CBD, Koramangala or the Outer Ring Road
- need the metro now
- want rental income soon
- fly often and want the airport within an hour
