SNN Electronic City Phase 1: Project Overview
SNN Raj Corp lists Raj Boulevard as “Upcoming” on its own website, with three numbers: 10 acres, G+36 floors and 60-plus amenities. The page title calls the homes “luxury skydeck apartments”.
SNN describes the site as “beside one of India’s largest shopping malls and overlooking a serene lake”. Its landmark list names that mall as M5 Ecity Mall, on Hosur Road at Veerasandra. SNN hasn’t named the lake.
SNN Electronic City Phase 1 is the name buyers search for. Nobody types “Raj Boulevard” into Google yet. Both names mean the same project: the map pin on SNN’s page is labelled Raj Boulevard, and it’s the only SNN project in Phase 1 that isn’t finished.
How tall is G+36?
A ground floor plus 36 storeys puts SNN Electronic City Phase 1 among the tallest residential towers on this side of the city. By comparison, SNN’s own Raj High Gardens at Chandapura is G+14, and Purva Silversky at Hebbagodi is G+32.
What’s still unconfirmed
SNN says detailed drawings are “shared with registered enquiries”. It hasn’t published the number of towers, the home count, unit sizes, a possession date or what the “skydeck” actually is. Expect those details only when the project is filed with RERA.
Who SNN Electronic City Phase 1 Suits
It works if
You work at Infosys, Wipro or another Electronic City campus and want to walk or take a short ride to work.
You want a new high-rise with a mall next door, and you’re happy to wait for the launch plus four or so years of construction.
You’d rather buy at the start of a project than pay resale prices at older Neotown complexes.
It doesn’t work if
You need to book now. SNN Electronic City Phase 1 can’t legally be sold before RERA registration. For a registered high-rise nearby, look at Purva Silversky in Hebbagodi.
You hate traffic. A 36-storey project beside a large mall on Hosur Road means busy weekends at the gate. Visit at 6 pm on a Saturday before you decide.
You want a low-rise or a villa. G+36 means lifts and a long wait at peak hours.
Our verdict
SNN Electronic City Phase 1 has a strong location for anyone who works in Electronic City, and SNN has built here before. But almost nothing about the homes is public, and the price is an expectation, not a list. Register interest if the area suits you, and don’t pay anything until the RERA number is out.
About the Developer
SNN Raj Corp, formerly SNN Builders, is based in Jayanagar and says it has built in Bangalore since 1994. Its site lists eight completed projects, including SNN Raj Neeladri in Electronic City Phase 1 (G+13) and SNN Raj Greenbay in Phase 2 (16 acres, G+9).
Greenbay is a useful test. Its RERA certificate gave a completion date of 30 September 2019. Raj High Gardens at Chandapura, with 802 homes, is still under construction, with RERA completion due by 30 April 2028.
For a G+36 tower, one recent event matters. In 2026 SNN began demolishing Block E-3 of Raj Etternia on Haralur Road, an 18-storey block of 49 flats that tilted after an outside agency’s soil report proved wrong. SNN is rebuilding it at its own cost, according to Deccan Herald. Ask for the soil investigation and an independent structural check here too.
Each SNN project is sold through a different company. Raj High Gardens is SNN Properties LLP, Greenbay is SNN Homes LLP and the Bannerghatta Road villas are SNN Abode LLP. Check which company’s name is on your agreement.
Two SNN names: SNN Estates, which builds Felicity and Duomont, also calls itself “formerly SNN Builders”. It has different directors and registers under different companies from SNN Raj Corp. Check the promoter on the RERA certificate before you compare track records.
SNN Electronic City Phase 1 Price
SNN Electronic City Phase 1 is expected to start around ₹1.15 Cr* for a 2 BHK, with 3 BHKs from about ₹1.55 Cr*. On a 2 BHK of about 1,150–1,250 sq ft, that works out to about ₹9,200–10,000 per sq ft, by our arithmetic.
| Home | Size | Price |
|---|---|---|
| 2 BHK | About 1,150–1,250 sq ft | About ₹1.15 Cr onwards* |
| 3 BHK | About 1,600–1,700 sq ft | About ₹1.55 Cr onwards* |
*Expected price, excluding GST, stamp duty and registration. Sizes are indicative until SNN files its plans with RERA. Ask us for the latest cost sheet for a named unit before you pay a booking amount.
We’ll send SNN’s launch price list as soon as it’s out, with the carpet area and floor for each unit.
How it compares nearby
Purva Silversky, a registered G+32 high-rise at Hebbagodi, starts at about ₹13,700 per sq ft. Older Neotown complexes resell at about ₹6,000–6,600. SNN’s expected rate sits between them, which is where a new tower without a brand premium usually lands.
What You’ll Actually Pay
Electronic City is in Anekal taluk, outside BBMP, so the stamp duty surcharge is 3% of the duty.
That’s 12.65% on top. A home loan won’t cover stamp duty or registration, and above ₹75 lakh banks lend up to 75%. So you’d need about ₹43 lakh of your own money. On a 3 BHK at ₹1.55 Cr, that’s about ₹58 lakh.
Ask about the extras. Floor-rise charges matter in a 36-storey tower. Lake-view premiums, car parks, club membership and the maintenance deposit usually sit outside the base price too.
Floor Plans
There are no SNN Electronic City Phase 1 floor plans in public. SNN shares drawings only with registered enquiries, and they can change until the plan is sanctioned and filed with RERA.
When you get them, check the carpet area (not just super built-up), which way the balconies face, how many homes share each lift lobby and how many lifts serve each tower.
Amenities
SNN promises 60-plus amenities, landscaped by an “internationally acclaimed landscape architect” it hasn’t named. The ones it lists include a clubhouse, a fitness centre, wellness spaces, infinity-edge leisure areas, landscaped gardens and round-the-clock security.
Ask what the skydeck is, which floor it’s on and who can use it. On 10 acres, also ask how much of the land is open space once the towers and roads are in.
SNN Electronic City Phase 1 Investment Opportunity
Electronic City has one thing most suburbs don’t: a large employment base within a few kilometres. Infosys, Wipro and the Velankani campus are nearby, which keeps rental demand from tech staff steady.
The honest arithmetic
All-in at about ₹1.30 Cr, a 3% gross yield needs rent of about ₹32,400 a month, and 4% needs about ₹43,200. That’s our arithmetic. Check what new 2 BHKs actually rent for in Neotown before you assume either.
What works against it
Supply. Electronic City has thousands of flats, many of them older and cheaper. A new tower has to beat them on quality, not just location, to hold its price at resale.
SNN Electronic City Phase 1 Location Advantages
Electronic City is Bangalore’s oldest IT township, on Hosur Road in Anekal taluk, south-east of the city. The Yellow Line metro from RV Road to Bommasandra, which opened in August 2025, has a station named Electronic City.
SNN’s landmark list for the project includes M5 Ecity Mall, NeoMall, Metro Cash & Carry, Kauvery Hospital, Motherhood Hospital, Delhi Public School, Treamis World School and AMC Engineering College.
What to check before you believe the map
SNN’s page gives two different map points for the project, so we haven’t published one. Ask for the survey numbers and village. They’ll be on the RERA certificate, and they settle the exact site, the khata and the water source.
Electronic City’s industrial area is run by the township authority, ELCITA, not BBMP. Ask who will maintain the roads and drains outside your gate.
SNN Electronic City Phase 1 RERA and Construction Status
SNN Electronic City Phase 1 is at pre-launch. We checked the full Karnataka RERA project list of 31 October 2026, and there’s no filing for Raj Boulevard or any new SNN project in Anekal taluk. SNN’s latest registration is Raj Viviente Phase 2 on Bannerghatta Road, approved in December 2025.
Until it’s registered, the project can’t legally be advertised or sold. Anything you pay before then is an expression of interest at most. Get the refund terms in writing.
What a real number looks like: Anekal taluk registrations start PRM/KA/RERA/1251/308/. Look up any number you’re given on the Karnataka RERA portal.

Is it RERA registered?
No. The full Karnataka RERA list, checked on 31 October 2026, has no filing for it.

SNN names M5 Ecity Mall, on Hosur Road at Veerasandra, as the mall beside the project.
When will it launch?
