Shriram Villas Yelahanka: Project Overview
Shriram Properties Yelahanka plans started on 23 April 2025. Its stock-exchange release said it had bought “a prime ~5 acre land parcel” in Yelahanka for “a premium residential complex with row houses / villas”, worth ₹200–250 Cr.
That release targeted a launch in the second half of FY26, so by March 2026. It didn’t happen. For Shriram Villas Yelahanka, the February 2026 deck still said “likely Q4 FY26”. The May 2026 deck moved Shriram Villas Yelahanka to Q3 FY27, with “DP approval awaited”. By August the line read “plans submitted, approvals awaited”.
That’s two slips so far. Q3 FY27 runs from October to December 2026, so the window is open now. As of 5 November 2026 Shriram Villas Yelahanka hasn’t launched.
Villas or row houses?
The first release left both open: “row houses / villas”. Every Shriram investor deck since then lists Shriram Villas Yelahanka as villas, so that’s what we call it. When the plan is filed with RERA, check whether the homes stand on their own plots or share walls. That changes privacy, light and price.
How big is it?
About 1.9 lakh sq ft on 5 acres is under 0.9 sq ft of saleable space for every sq ft of land, by our count. That’s low density, as you’d expect for villas.
Shriram hasn’t given a home count. If villas averaged 2,600 sq ft, Shriram Villas Yelahanka would have about 70–75 homes, or about 15 an acre. That’s our illustration, not Shriram’s plan.
Who Shriram Villas Yelahanka Suits
It works if
You want a villa in North Bengaluru from a listed developer, in a small community of about 70 homes rather than a township.
Your work or family is on the Hebbal–Yelahanka–airport side of the city.
You can wait for the launch and then two to three years for the keys.
It doesn’t work if
You need to book now. Shriram Villas Yelahanka can’t legally be sold before RERA registration. For a registered low-rise option nearby, look at Sobha Oakshire, a row-house project on IVC Road.
You need to know the exact site. For Shriram Yelahanka, the builder hasn’t named the village, and Yelahanka is a big area.
You want an apartment budget. Shriram Yelahanka also includes a separate Yelahanka apartment project for that, due in early 2027.
Shriram Villas Yelahanka review: our verdict
Shriram Villas Yelahanka is real: a listed developer has told the stock exchanges it owns the land, and it’s on this quarter’s launch list. Owning the land outright also removes the landowner-share question you get in a joint development. But the launch has slipped twice, and nothing about the homes is public. Register interest if a villa suits you. Don’t pay anything until the RERA number is out.
About the Developer
Shriram Properties is based in Bengaluru and listed on the NSE and BSE. Its June 2026 release says it has delivered 50-plus projects covering over 31.5 million sq ft, mostly in Bengaluru and Chennai.
Before you commit to Shriram Villas Yelahanka, note that the FY26 deck reports 3,465 homes handed over in the year. The same decks also admit that occupancy certificates and e-khata delays held up handovers at several finished projects during FY26. Ask about that for any Shriram project you consider.
Shriram Properties Yelahanka plans include two more projects, both beside the proposed Madappanahalli park. One is row houses, covered on our Shriram Row Houses Yelahanka page. The other is apartments.
The check before you buy: ask Shriram for the occupancy certificate dates of its last three Bengaluru handovers, and compare them with the RERA completion dates. That tells you more than any brochure.
Shriram Villas Yelahanka Price
Shriram Villas Yelahanka is expected to start around ₹2.5 Cr* for a 3 BHK villa. Shriram’s own figures, ₹200–250 Cr for about 1.9 lakh sq ft, work out to about ₹10,500–13,000 per sq ft, by our arithmetic.
| Home | Size | Price |
|---|---|---|
| 3 BHK villa | About 2,300 sq ft | About ₹2.5 Cr onwards* |
| 4 BHK villa | About 3,000 sq ft | About ₹3.3 Cr onwards* |
*Expected price, excluding GST, stamp duty and registration. Sizes are indicative until Shriram files its plans with RERA. Ask us for the latest cost sheet for a named unit before you pay a booking amount.
We’ll get you Shriram’s launch price list as soon as it’s out, with the plot size and built-up area for each villa.
How to judge the launch price
Ask for two numbers per villa: the plot area you’ll own and the built-up area. A villa’s price is mostly land. Two villas with the same built-up area can be worth very different amounts if one sits on a bigger or corner plot.
What You’ll Actually Pay
The exact Shriram Villas Yelahanka site isn’t public. Parts of Yelahanka are inside the city corporation, where the stamp duty surcharge is 2% of the duty. Villages further out are outside, at 3%. We’ve used the outside rate. Inside, the all-in is ₹12,500 lower.
That’s 12.65% on top, and a home loan covers none of the stamp duty or registration. With the usual 75% loan cap above ₹75 lakh, you’d need about ₹94 lakh of your own money on the ₹2.5 Cr villa.
Ask about the extras. Car parks, club membership, the maintenance deposit and corner or park-facing plot premiums usually sit outside the base price.
Floor Plans
There are no Shriram Villas Yelahanka floor plans yet, and there are few villas in Yelahanka with published plans from listed builders either. Plans are fixed when the building plan is sanctioned and filed with RERA, and Shriram says approvals are awaited.
When the Shriram Villas Yelahanka plans come out, check the plot size, the number of floors, whether there’s space for a home lift, and how much garden you actually get.
Amenities
Shriram hasn’t published any amenities for Shriram Villas Yelahanka yet. Once the plan is out, ask for the open space percentage and the clubhouse size in sq ft. With only about 70 homes, check what the monthly maintenance works out to per villa, because a small community splits the clubhouse cost fewer ways.
Shriram Villas Yelahanka Investment Opportunity
The case for Shriram Villas Yelahanka is scarcity. Villas in Yelahanka from listed developers are far rarer than flats, and the airport, Bellary Road and the Air Force station keep demand steady on this side of the city.
The honest arithmetic
All-in at about ₹2.82 Cr, a 3% gross yield needs rent of about ₹70,400 a month, and 4% needs about ₹93,900. That’s our arithmetic. Villas are mostly bought to live in, not for rent.
What works against it
Timing and liquidity. The launch has slipped twice, and there are fewer villa resales than flat resales to price against, so selling can take longer.
Shriram Villas Yelahanka Location Advantages
Yelahanka sits on the northern edge of Bengaluru, along Bellary Road (NH 44) towards Kempegowda International Airport. It has the Yelahanka Air Force Station, Yelahanka New Town and a railway junction.
For Shriram Villas Yelahanka, Shriram says the site is in “one of North Bengaluru’s most coveted micro-markets”, with “international schools and renowned colleges” nearby. That’s all it has said about the location.
What to check before you believe the map
“Yelahanka” covers city wards and outlying villages, so the Shriram Yelahanka site could be either. Ask for the survey numbers and village name: they’ll be on the RERA certificate, and they decide the BBMP surcharge, the khata and the water supply. Ask too how far the site is from the Air Force station’s flight path.
We haven’t published a map pin. No site address is public. We’ll add one once the RERA filing names the survey numbers.
Shriram Villas Yelahanka RERA and Construction Status
Shriram Villas Yelahanka is at pre-launch. We checked the full Karnataka RERA project list of 31 October 2026. Shriram’s latest Bangalore registration is Songs of the Earth, approved in June 2025. There’s nothing from Shriram in Yelahanka under any of its company names.
Until it’s registered, the project can’t legally be advertised or sold. Anything collected before then is an expression of interest at most, and it should come with written refund terms.

Is Shriram Villas Yelahanka RERA registered?
No. The full Karnataka RERA list, checked on 31 October 2026, has no Shriram registration in Yelahanka.
What is the launch date?
Shriram’s August 2026 investor deck puts it in Q3 FY27, October to December 2026, with plans submitted and approvals awaited. The first target was the second half of FY26.
Is it villas or row houses?
Shriram’s April 2025 release said “row houses / villas”. Every investor deck since then says villas.
Where exactly is it?
Shriram says only Yelahanka, North Bengaluru. The village and survey numbers aren’t public yet.
How many villas will there be?
Shriram hasn’t said. About 1.9 lakh sq ft at an average of 2,600 sq ft would be about 70–75 villas. That’s our estimate.
Is it a joint development?
No. Shriram’s decks list the land as owned, so there’s no landowner partner sharing the homes.

No. The row-house and apartment projects beside the proposed Madappanahalli park are separate joint developments. Shriram hasn’t said this villa site is near the park.
