My Home 99: Project Overview
Most towers in Kokapet put four to ten homes on a floor. My Home 99 puts two: a North Wing home and a South Wing home. That makes it closer to a stack of villas than a typical apartment block.
The building is 54 storeys in all. My Home’s brochure breaks it down as 5 basement levels of parking, 4 levels of amenities and 50 floors of homes. The only vehicle zone at ground level is the entrance drop-off; everything else is underground.
The brochure says the site faces Osman Sagar lake to the south-west and sits about 2 km from the Outer Ring Road. My Home also says the master bedroom is in the south-west corner of all 99 homes, for buyers who follow Vastu.
The lifts and the lobby
This is the feature people pay for at My Home 99. On the typical floor plan, each home has two private lifts that open into its own lobby, so nobody else steps out on your landing. Each wing also has visitor lifts and a service lift, with a separate service and fire lobby. Ask how visitors are routed and what happens when one private lift is down for servicing.
Specifications that matter
At My Home 99, imported marble runs through the living areas, bedrooms and kitchen, and balconies get marble or a wooden deck. The main door is a big 1,500 × 2,800 mm teak-veneer shutter. There’s 100% generator backup, piped gas and prepaid billing for water, power, gas and maintenance.
Two things aren’t included. There’s no air-conditioning, only space and power for a VRV system that you buy and install. And the kitchen granite platform and sink are in the buyer’s scope. On a home this size, both are real money.
Who My Home 99 Suits
It works if
You want a villa-sized home, with privacy, in a tower near the Financial District.
You have a large or multi-generation family. Every home has four bedrooms with walk-in closets, a home theatre or multipurpose room, a maid’s room and decks up to 14 ft deep.
You’d rather share a building with 98 families than 1,000.
It doesn’t work if
You want low running costs. At My Home 99, five basements, a four-level club and a lot of lifts are shared by only 99 homes, so each home carries a big share of the upkeep.
You need to move in soon. My Home hasn’t published a completion date, and the tower was a little past halfway up in October 2026.
You want central AC included. Here you fit your own.
My Home 99 review: our verdict
My Home 99 is about as private as a Hyderabad apartment gets. The catch is the maths: carpet area is only about 57% of what you pay for, and AC and the kitchen platform are extra. Get the rate on carpet and the expected maintenance bill in writing before you compare it with anything else.
About the Developer
My Home Group was founded in 1981 and has built only in Hyderabad. The promoter named on the My Home 99 brochure is Hyma Developers Pvt Ltd, the same company behind My Home Grava, a 4 BHK-only project in Neopolis.
The project has IGBC Green Homes “pre-certified Platinum” status from May 2023. That records the design intent. It isn’t a final certification.
The check before you buy: visit a finished My Home tower nearby and ask residents about the maintenance bill, the lifts and how the generator backup works in practice.

Work out the rate on carpet
The My Home 99 North Wing home has 5,307 sq ft of carpet against 9,299 sq ft saleable. At ₹13.95 Cr, that’s about ₹26,300 per sq ft of carpet, by our arithmetic. The gap is the huge decks (1,525–1,860 sq ft per home) and a common-area share of about 2,450–2,630 sq ft per home.
What You’ll Actually Pay
On top of the price, you’ll pay GST and Telangana’s stamp duty, transfer duty and registration. Most sources put duty and registration at 7.5% in all, but they split it differently, and duty is charged on the higher of price or guidance value. Confirm the figure with the Sub-Registrar.

Ask about the extras. How many car parks come with each home isn’t published. Ask for the number, plus floor rise, club, corpus and the maintenance advance, and whether maintenance is charged on saleable or carpet area.
My Home 99 Floor Plans
The My Home 99 area statement gives carpet, balcony and saleable area for both wings. At My Home 99, refuge-floor homes have the same carpet as typical ones, just less balcony.
The South Wing home has a 35’6″ × 40′ living and dining room, a home theatre and a deck 35’6″ long. The North Wing home swaps the theatre for a multipurpose room and adds a home office. Refuge floors are the 13th, 21st, 29th, 37th, 45th and 53rd.
The three numbers to ask for
Ask for the RERA carpet area, the balcony area and the saleable area of your exact home. Carpet here is about 57% of saleable. Ask too for the floor-to-floor height, which My Home hasn’t published.
Amenities
The My Home 99 amenity block spans four levels, with an open infinity pool shaded by the façade, a gym, a yoga centre, a business lounge and a multipurpose hall. Outdoors on 1.74 acres there’s a multipurpose court, badminton, an outdoor gym, a zen garden, a sunken court, a stepped green with a stage, a pet zone and children’s play areas.
With only 99 homes, the club won’t be crowded, but every home pays for it. Ask what’s on each level and when it opens.
My Home 99 Investment Opportunity
The case for My Home 99 is scarcity. There are few homes of 9,000-plus sq ft with two to a floor this close to the Financial District, and Kokapet land is among the dearest in Hyderabad.
The honest arithmetic
All-in at about ₹15.47 Cr, a 3% gross yield needs rent of about ₹3.87 lakh a month. A 4% yield needs about ₹5.16 lakh. That’s our arithmetic. Homes like this are usually bought to live in, not to rent out.
What works against it
A thin resale market. Very few buyers shop at ₹14 Cr-plus, so selling can take time. High maintenance per home and the low carpet share also weigh on the next buyer.

The address on My Home’s page is Khanapur Survey No. 240/P, Gandipet, Hyderabad 500075, in the Neopolis zone next to Kokapet. My Home’s own drive times are 15 minutes to Wipro and Microsoft, 16 to Infosys, 12 to Continental Hospitals and 30 to the airport.
There’s no metro nearby: My Home puts the nearest station 26 minutes away. The Outer Ring Road is the main link, with an interchange at Kokapet.
What to check before you believe the map
Drive from My Home 99 to your office at 9 am and 6 pm. Builder drive times are off-peak figures, and the Neopolis roads are still filling up with towers.
My Home’s map pin for the site is at 17.3982, 78.3141. Check it against the survey number on the RERA certificate.
Construction Status
My Home’s update of 1 October 2026 shows the 33rd-floor roof slab in progress. With 53 floors above ground, the structure was a little past halfway.
We couldn’t confirm the completion date. My Home doesn’t print it on the project page or brochure, and the TG RERA certificate sits behind a captcha.
Ask for the RERA completion date in writing and check it on the portal. A sales estimate isn’t the same thing.
