Sumadhura Belfort vs Sowparnika The Native: two 2026 Hoskote launches compared

Sumadhura Belfort vs Sowparnika The Native: Two 2026 Hoskote Launches Compared

Two big builders got RERA approval for Hoskote-taluk projects within eight days of each other in autumn 2026: Sumadhura Belfort on 23 September and Sowparnika The Native on 1 October. Both sit on the Whitefield side of Hoskote, and both are pitched at buyers who work in Whitefield but don’t want to pay Whitefield prices. The choice between Sumadhura Belfort vs Sowparnika The Native comes down to four things: height, timing, price visibility and how many neighbours you’re willing to have.

Key takeaways

  • Sumadhura Belfort is 523 homes on 5.4 acres, about 97 an acre. Sowparnika The Native is 1,117 homes on 10.2 acres, about 110 an acre
  • Belfort’s RERA completion date is 31 August 2030. The Native’s is 31 August 2033, three years later
  • Sumadhura publishes starting prices: ₹1.20 Cr for a 2 BHK. Sowparnika hasn’t published any
  • Belfort has three G+24 towers. The Native has three towers of B+G+14
  • The Native sells 1, 2 and 3 BHKs. Belfort sells 2, 2.5 and 3 BHKs, with only 20 three-bedroom homes

Homes per acre is our arithmetic from each builder’s own figures. Sumadhura’s 5.4 acres comes from its blog, and portals quote smaller numbers, so treat Belfort’s density as approximate.

Where Each One Is

Both projects are in Kasaba hobli of Hoskote taluk, Bengaluru Rural, so neither is inside BBMP. That matters for stamp duty: the surcharge outside BBMP is 3% of the duty, against 2% inside.

Belfort’s certificate puts it on survey numbers 172/2, 173, 174/1 and 174/2 of Nadavathi village, PIN 560067, off Soukya Road. Sumadhura says the STRR entry is 10 minutes away and the Hope Farm metro station 12 minutes. Those are Sumadhura’s figures, not ours.

The Native is in Poojena Agrahara village, PIN 562114, on the Whitefield–Hoskote side. Its old name was Codename The New Whitefield, which tells you how Sowparnika wants buyers to see it. Our note on “Greater Whitefield” and other marketing names is worth a read before you believe any address in a brochure.

Drive both at 9 am on a weekday. A ten-minute claim on a map can be forty at peak.

Density and Height

On paper the two aren’t far apart: about 97 homes an acre at Belfort and about 110 at The Native. The bigger difference is how each builder gets there.

Belfort stacks 523 homes into three towers of 24 floors. That’s about 174 homes a tower and about seven a floor, on average. Our arithmetic, not Sumadhura’s. Tall towers leave more ground free, but they lean hard on lifts, fire systems and pumps, and a lift breakdown on the 22nd floor hurts more than one on the 9th.

The Native spreads 1,117 homes across three towers of 14 floors over a basement. Sowparnika gives the split: Tower 1 has 447 homes and Towers 2 and 3 have 335 each. It also claims 77% open space. Mid-rise towers are easier to run, but more than a thousand families will share the gates, the pool and the roads.

Our guide to units per acre explains what these figures do and don’t tell you.

When You Get the Keys

This is the clearest gap between Sumadhura Belfort and Sowparnika The Native. Belfort’s RERA completion date is 31 August 2030, and Sumadhura’s project page also says August 2030. The Native’s certificate gives 31 August 2033.

Three years is a lot of rent. If you pay ₹30,000 a month while you wait, the extra three years cost ₹10.8 lakh before you count any EMI on a construction-linked loan. Our arithmetic, at an example rent.

The Native’s long date isn’t necessarily bad news. It may just be a cautious one, and a builder that hands over early beats one that asks for extensions. But a 2033 date leaves room for a lot to change, so ask Sowparnika what the tower-by-tower schedule looks like.

Price: One Published, One Not

Sumadhura’s blog gives starting prices for Belfort: ₹1.20 Cr for a 2 BHK, ₹1.40 Cr for a 2.5 BHK and ₹1.80 Cr for a 3 BHK. The same blog works a 2 BHK out at about ₹10,400 a sq ft on roughly 1,150 sq ft.

There’s a catch. That blog also says Belfort’s homes run from 1,261 to 1,687 sq ft, which doesn’t match a 1,150 sq ft 2 BHK. So the rate per sq ft can’t be settled until you see the RERA carpet area of the actual flat.

Sowparnika publishes no price for The Native. Its site asks you to register before it shows a price. We won’t guess a figure, and you shouldn’t accept a broker’s guess either. Ask for a written quote on a named unit. Our Sowparnika The Native price guide shows how to check one.

On either project, GST, stamp duty, cess, surcharge and registration add about 12.65% outside BBMP. On Belfort’s ₹1.20 Cr 2 BHK, that takes the total to ₹1,35,18,000.

The Homes on Offer

The Native has the wider range. Sowparnika lists 1 BHKs of 582 sq ft (42 homes, already marked sold out), 2 BHKs of 921–1,019 sq ft (459 homes) and 3 BHKs of 1,258–1,439 sq ft (616 homes). More than half the project is 3 BHK.

Belfort goes the other way. Sumadhura’s blog says only 20 of its 523 homes are 3 BHKs, so it’s mostly 2 and 2.5 BHKs. If you want a three-bedroom flat here, there won’t be many to choose from.

Who You Buy From

Belfort’s RERA promoter is Sumadhura Infracon Private Limited, the company behind most Sumadhura registrations, including Edition and Solace. Sumadhura lists several sold-out east Bangalore projects, such as Nandanam and Sushantham.

One honest negative for Sumadhura: its own site still calls Folium “ongoing”, though the RERA completion dates for Folium’s first two phases (June and December 2025) have passed. Ask for the occupancy certificate or the extension order.

The Native’s promoter is Sowparnika Homes Private Limited. Sowparnika already builds in the same villages, with Euphoria in the East on Poojena Agrahara land. One honest negative there: its site still shows Life on the Green as ongoing after a RERA completion date of April 2026. Check the portal for an extension.

Look both registrations up on the Karnataka RERA portal and check the promoter name on your agreement matches.

Which One Suits You

If you want Pick Why
The earlier handover Sumadhura Belfort Aug 2030 against Aug 2033
A price on paper before you visit Sumadhura Belfort Sowparnika hasn’t published one
A 3 BHK with plenty of choice Sowparnika The Native 616 three-bedroom homes against 20
A 1 BHK Neither, for now The Native’s 1 BHKs are marked sold out
Fewer neighbours Sumadhura Belfort 523 homes against 1,117
A mid-rise tower Sowparnika The Native 14 floors against 24

Our honest read: Belfort is the smaller, sooner and more transparent option on price, but its tall towers and thin 3 BHK supply won’t suit everyone. The Native gives you more 3 BHK choice and lower towers, at the cost of a 2033 date and no price yet. See our Sowparnika The Native page for its full details.
