The Chartered Birdsong master plan fits 265 plots onto 18 acres 38 guntas at Sadenahalli, off Doddaballapur Road. Nearly half of them are 30×50. Another 91 are “odd sites” whose sizes nobody has published. This guide reads the plan the way a buyer should: what each size gets you, what the brochure leaves out, and what to ask Sobha and Chartered Housing before you pick a plot.
Key takeaways
- 265 plots in all: 32 of 30×40, 124 of 30×50, 13 of 40×60, 91 odd sites and 5 commercial plots
- 30×50 (1,500 sq ft) is the main size, at 47% of all plots. 40×60 is rare, with only 13
- The plan shows 5 parks and an approx. 7,000 sq ft clubhouse, about 26 sq ft of clubhouse per plot (our arithmetic)
- The RERA certificate calls it a “draft residential layout plan”. Ask for the final approved one
- The plan carries “future development” labels with no detail. Ask what they mean
Price, RERA and location are on our Sobha Chartered Birdsong listing.

The Master Plan in Numbers
Sobha publishes the Chartered Birdsong master plan as a PDF on its project page, with a project-details table beside it. The same table is on page 7 of the brochure. Here’s what the Chartered Birdsong master plan table says.
| Item | Chartered Birdsong |
|---|---|
| Land area | 18 acres 38 guntas |
| Total plots | 265 |
| Parks | 5 |
| Commercial plots | 5 |
| Clubhouse | Approx. 7,000 sq ft |
| RERA number | PRM/KA/RERA/1251/472/PR/210325/007605 |
| RERA completion date | 31 December 2028 |
That’s about 14 plots an acre across the Chartered Birdsong master plan, by our arithmetic on 18.95 acres, with roads, parks and the clubhouse counted in.
The four residential sizes in the Chartered Birdsong master plan add up to 260. Add the 5 commercial plots and you get 265. The brochure doesn’t spell that sum out, so read “265 plots” as 260 for homes plus 5 commercial.
Chartered Birdsong Plot Sizes
The Chartered Birdsong master plan gives sizes in metres. Here’s each converted, with its share. Shares are our arithmetic, out of 265.
| Metric size | In feet | Area | Plots | Share |
|---|---|---|---|---|
| 9.14 m × 12.19 m | 30 × 40 | 1,200 sq ft (about 111 sq m) | 32 | 12% |
| 9.14 m × 15.24 m | 30 × 50 | 1,500 sq ft (about 139 sq m) | 124 | 47% |
| 12.19 m × 18.29 m | 40 × 60 | 2,400 sq ft (about 223 sq m) | 13 | 5% |
| Odd sites | Not published | Not published | 91 | 34% |
| Commercial | Not published | Not published | 5 | 2% |
Sobha’s own FAQ puts the full range at 933 to 5,000 sq ft. So the odd sites run from smaller than a 30×40 to more than twice a 40×60.
30×40: the entry size, and scarce
Only 32 plots are 30×40, about one in eight. If you want the smallest standard plot to keep the ticket down, there aren’t many to pick from, so ask how many are left.
30×50: the default
124 plots, almost half the Chartered Birdsong master plan. Most buyers here will end up with one, so it’s also the size you’ll compete with at resale.
40×60: only 13
The 40×60 suits a large independent house. Birdsong has 13. Ask which are unsold before you visit.
The 91 Odd Sites
This is the biggest gap in the Chartered Birdsong master plan. 91 plots, over a third, are listed only as “odd sites”, with no dimensions.
Odd sites aren’t bad by themselves. But an irregular plot can be harder to design a house on.
Ask for the exact dimensions of any odd site you’re shown, on all sides. Ask for its total area, whether it’s a corner plot, and how wide the road in front of it is. Get all of it in writing, against the plot number. Our villa plot size guide explains why shape matters as much as area.
Parks, Clubhouse and Commercial Plots
The Chartered Birdsong master plan has 5 parks. The brochure lists the clubhouse at approx. 7,000 sq ft, with a party hall, gym, indoor games area, swimming pool with changing room, two furnished guest rooms and a children’s play area.
That’s about 26 sq ft of clubhouse per plot, by our arithmetic. It’s modest. Don’t expect an apartment-style club.
The Chartered Birdsong master plan also has 5 commercial plots. Neither Sobha nor Chartered Housing says what they’re for or when they’ll be built. Ask, because a shop next to your plot changes the street.
What’s Under the Roads
The infrastructure behind the Chartered Birdsong master plan is the main thing a plotted developer delivers. The brochure lists it.
- Asphalted roads as per the approved layout plan, with footpaths
- Underground rainwater drainage and an underground sewerage pipeline
- Underground water pipe connections to every plot
- Underground electric cabling for streetlights, and an electrical conduit for each plot
- Streetlight poles, park landscaping and trees along the roads
- A compound wall or fencing round the property, “subject to applicable rules and regulations concerning public access to internal roads”
The brochure also calls the storm drainage design flood resistant. That’s the developer’s claim. Walk the site after heavy rain if you can.
What the Plan Doesn’t Tell You
Four things are missing from the Chartered Birdsong master plan. Get each answer in writing.
The approval behind it. The Karnataka RERA certificate describes the project as a “draft residential layout plan” on survey numbers 38/1, 38/2, 39, 44(P), 45(P), 46, 47/1, 47/2, 48/1 and 51/1 of Sadenahalli village. It doesn’t name the approving authority. Ask for the final approved layout plan and who approved it.
The “future development” areas. The Chartered Birdsong master plan carries this label twice, with no explanation. A later phase or a road would each mean something different for you.
Whether it stays gated. Chartered Housing’s own page adds a footnote: “Subject to regulatory guidelines on public road access.” In plain terms, the internal roads may have to stay open to the public. Don’t assume a closed gated community.
Where things are. We haven’t marked plot, park or clubhouse positions, because we can’t verify them from the published PDF. Ask for a large printed Chartered Birdsong master plan with plot numbers.
Our guide on how to verify plot approval in Bangalore covers the documents to check.
Which Size Suits You
Read the Chartered Birdsong master plan by the house you’ll build, not the plot price. A 30×50 suits most families. A 40×60 gives room for a bigger house or a garden. A 30×40 keeps the plot cost lowest.
The plot is only part of the spend. Stamp duty, registration and building costs come on top. Sobha quotes plots from ₹1.2 Cr, without saying which size that buys. Our Sobha Chartered Birdsong price guide works through the all-in cost.

What to Ask Before You Pick a Plot
- The final approved Chartered Birdsong master plan, and the authority that approved it.
- Exact dimensions of the plot you’re shown, especially if it’s an odd site.
- Road width in front of the plot, and whether it’s a corner plot.
- What the “future development” areas are, in writing.
- What the 5 commercial plots are for, and which plots they sit next to.
- The price for that plot number, with every extra charge listed.
- Whose name goes on the sale deed. RERA lists the promoter as Sukhada Bala, at Chartered Housing’s Victoria Road office.
