Chartered Housing has been building in Bangalore since 1990, and its own site lists 30 finished projects. The early ones are all inside the city. Since 2013, most have been out towards Devanahalli and Nelamangala. Here’s the full record, the three projects it’s selling now, and what to check before you trust any developer’s list of past work.
Key takeaways
- Chartered Housing (P) Ltd lists 30 completed projects, from Chartered Resorts-1 in 1990 to Chartered Windsong II in 2023
- Its first 23 were inside the city. Of the seven from Chartered Windsong (2013) onwards, five are around Devanahalli and Nelamangala
- Three projects are on sale now: Chartered Birdsong, Chartered Gulmohar and Chartered 1956, each with a Karnataka RERA number

Who Chartered Housing Is
Chartered Housing (P) Ltd is a private Bangalore developer with its office at 27, Victoria Road. It isn’t listed on a stock exchange, so there are no investor decks to read. What we know comes from its own website and Karnataka RERA, which means you’ll do more of the checking yourself.
The company’s site sells two things today, going by its enquiry form: residential plots around Nelamangala and Yelahanka, and boutique apartments on Palace Road.
All 30 Completed Projects
This is the list Chartered Housing publishes on its completed-projects page, in its own order. The year is the one Chartered gives. We haven’t seen occupancy certificates for these, so treat the dates as the developer’s.
| Year | Project | Location |
|---|---|---|
| 1990 | Chartered Resorts-1 | Off MG Road |
| 1992 | Chartered Resorts-2 | Off MG Road |
| 1994 | Chartered Sannidhi | Basavanagudi |
| 1995 | Chartered Cottage | Langford Road |
| 1996 | Chartered Court | Off MG Road |
| 1996 | Chartered House | Lavelle Road |
| 1997 | Chartered Krishna | MN Krishna Road |
| 1997 | Chartered Alcove | Albert Street |
| 1999 | Chartered Ambaprasad | Bull Temple Road |
| 2002 | Chartered Kuteer | MN Krishna Road |
| 2003 | Chartered Raaga | McPherson Road |
| 2004 | Chartered Rathna | Off MG Road |
| 2005 | Chartered Gruha | Assay Road |
| 2006 | Chartered Coronet | Off Bannerghatta Road |
| 2006 | Chartered Mady | JP Nagar |
| 2008 | Chartered Samskruthi | Bilikahalli |
| 2010 | Chartered Seraina | Off MG Road |
| 2010 | Chartered Centre | Hosur Main Road |
| 2011 | Chartered Karthika | Wheelers Road |
| 2011 | Chartered Jardin | Bhoopsandra |
| 2011 | Chartered Madhura | Uttarhalli Road |
| 2012 | Chartered Beverly Hills-1 | Kanakapura Road |
| 2013 | Chartered Beverly Hills-2 | Kanakapura Road |
| 2013 | Chartered Windsong | Devanahalli |
| 2014 | Chartered Fireflies | Devanahalli |
| 2015 | Chartered Grasshopper | Koramangala Extension |
| 2016 | Chartered Veda | Nelamangala |
| 2018 | Chartered Hummingbird | Kanakapura Road |
| 2021 | Chartered Woodpecker | Devanahalli |
| 2023 | Chartered Windsong II | Devanahalli |
That’s 30 projects in 33 years, roughly one a year. Five are off MG Road alone. The list gives no unit counts or land areas, so it can’t tell you how big any of them were.
From City Flats to North Bangalore Plots
Look at the locations by decade and the change is plain. Until 2012, every Chartered Housing project sat inside Bangalore: MG Road, Basavanagudi, JP Nagar, Kanakapura Road. Then Chartered Windsong came up in Devanahalli in 2013, and the north became the main patch.
Fireflies followed in 2014, Veda in Nelamangala in 2016, Woodpecker in 2021 and Windsong II in 2023. SOBHA’s page for Chartered Woodpecker describes it as residential plots in Devanahalli, 1,200 to 2,000 sq ft, priced from ₹40.50 lakh. We don’t know when that price was set.
There’s one oddity worth knowing. The same Chartered Housing page labels Windsong, Woodpecker and Veda as “Near Yelahanka, North Bangalore” on their project cards, while its timeline puts them in Devanahalli and Nelamangala. We’ve used the timeline. If you visit one, ask for the village name.
Why it matters. A developer’s plotted layouts are the best preview of a new one. Roads, drains and streetlights either held up or didn’t. Our guide to visiting a developer’s completed project lists what to look at.
What Chartered Housing Is Selling Now
Chartered’s ongoing-projects page has three entries. Each has a RERA number printed on the page.
Chartered Birdsong, Sadenahalli
A plotted layout of 265 plots on 18 acres 38 guntas in Sadenahalli village, off Doddaballapur Road near Rajanukunte. RERA approved it on 21 March 2025, with completion due on 31 December 2028. SOBHA quotes prices from ₹1.2 Cr. Our Chartered Birdsong master plan guide breaks down the plot sizes.
Chartered Gulmohar
Chartered describes it as premium villa plots across 10 acres, with easy access to Yeshwantpur, NH48 and the Satellite Town Ring Road. RERA approved it on 11 February 2026. Chartered hasn’t put a village name on that page, so ask for one.
Chartered 1956, Palace Road
The odd one out. Seven homes in a nine-floor building, one per floor, each a 5,584 sq ft four-bedroom with a private lift. Chartered says the land was allotted in 1956 by the King of Mysore to the parents of the current owners. RERA approved it on 6 September 2024.
Chartered also shows two upcoming projects without names: villaments off Bannerghatta Road and 2 and 3 bed apartments at Gandhi Bazaar, Basavanagudi. Neither has a RERA number yet, so there’s nothing to book.
Chartered Housing on Karnataka RERA
We searched the full Karnataka RERA project list for Chartered. These are the entries we found. RERA only began in 2017, so older Chartered Housing projects won’t be on it.
| Project | RERA number | Registered |
|---|---|---|
| Chartered Hummingbird | PRM/KA/RERA/1251/310/PR/170824/000049 | 2017 |
| Chartered Veda (two entries) | PRM/KA/RERA/1250/307/PR/170824/000076 and /180130/000147 | 2017–18 |
| Chartered Woodpecker | PRM/KA/RERA/1250/303/PR/190614/002605 | 2019 |
| Chartered Windsong-2 | PRM/KA/RERA/1250/303/PR/060822/005138 | 2022 |
| Chartered 1956 | PRM/KA/RERA/1251/446/PR/060924/007005 | 6 Sep 2024 |
| Chartered Birdsong | PRM/KA/RERA/1251/472/PR/210325/007605 | 21 Mar 2025 |
| Chartered Gulmohar | PRM/KA/RERA/1250/307/PR/110226/008465 | 11 Feb 2026 |
One Veda entry names Sarita Shetty as promoter, and Birdsong names Sukhada Bala. The rest name Chartered Housing or Chartered Holdings. An individual promoter is often a landowner or director, so ask what role that person has. You can look up any of these on the Karnataka RERA portal.
The SOBHA Partnership
SOBHA sells Chartered Birdsong on its own site as “Chartered Birdsong by SOBHA”. SOBHA also hosts a page for Chartered Woodpecker. The Birdsong brochure opens with “Two Icons. One Shared Vision” and names both companies.
What neither company says is who does what. Is SOBHA building the roads and clubhouse, marketing the plots, or both? Who receives your money? The RERA certificate names Sukhada Bala, at Chartered’s Victoria Road address, as promoter. SOBHA isn’t named on it.
That doesn’t make the partnership weak. It means the brand on the hoarding and the name on your sale deed may differ, and you should know which before you pay.
What the Record Doesn’t Tell You
Thirty finished projects is a real track record. It’s also a list a developer wrote about itself. It doesn’t tell you whether those projects were delivered on time, whether the title was clean or how the roads look ten years on.
For a plotted layout, those are the questions that count. Here’s what Chartered Housing hasn’t published:
- Unit or plot counts and land areas for its completed projects
- Original and actual handover dates
- Which authority approved each layout plan
- The legal split between SOBHA and Chartered on Birdsong
How to Check a Chartered Housing Project
- Look up the RERA number and read the certificate. Birdsong’s calls itself a “draft residential layout plan”, so ask for the final approved layout.
- Ask whose name is on the sale deed and whose account your money goes to.
- Visit Woodpecker or Windsong II. They’re Chartered’s most recent finished projects in the north.
- Get a lawyer’s title report. Our guide on verifying plot approval in Bangalore covers the documents.
- Get the price in writing, with development, club and maintenance charges listed separately.

Its website lists 30, from Chartered Resorts-1 off MG Road in 1990 to Chartered Windsong II in Devanahalli in 2023.

Both. Its older projects are in the city. Its recent ones include plotted layouts like Woodpecker and Birdsong, and its newest apartment project is Chartered 1956 on Palace Road.
