Rajanukunte is the stretch of Doddaballapur Road beyond Yelahanka, where Bangalore’s northern suburbs give way to villages, layouts and the road to Doddaballapura’s factories. You’ll also see it spelt Rajankunte or Rajanakunte; the railway uses the last one. This Rajanukunte Bangalore guide covers where it actually is, what the suburban rail line will and won’t change, what plots here cost in tax, and the parts the brochures skip.
Key takeaways
- Rajanukunte sits off Doddaballapur Road (State Highway 9), north of Yelahanka, in Yelahanka taluk
- It’s the planned northern end of the Kanaka suburban rail line. The opening date is disputed: March 2027 in one place, 2030 in another
- There’s no metro here. The nearest planned station, at Yelahanka, is slated for around June 2027
- Most new supply is plotted layouts, such as Chartered Birdsong at Sadenahalli
- It’s outside the old BBMP limits, so stamp duty carries a 3% surcharge. Charges on a plot come to 7.65%

Where Rajanukunte Is
Rajanukunte is in north Bangalore, past Yelahanka, along Doddaballapur Road. Wikipedia describes that road as State Highway 9, the Bangalore–Hindupur highway, which passes south of Yelahanka and splits it into Old Town and New Town. Follow it north and you reach Doddaballapura.
Sobha’s own brochure for Chartered Birdsong puts it well: Rajanukunte is where “Yelahanka tapers into Doddaballapur’s industrial stretch”. That’s fair. It isn’t a city neighbourhood yet. It’s an edge.
The villages around it fall in Yelahanka taluk, Bengaluru Urban. Sadenahalli, where Birdsong’s survey numbers are, is in Hesaraghatta hobli. The hobli takes its name from Hesaraghatta, home of Hesaraghatta Lake.
| Fact | Rajanukunte |
|---|---|
| Main road | Doddaballapur Road (SH-9) |
| Taluk | Yelahanka, Bengaluru Urban |
| Inside old BBMP limits? | No |
| Rail | Kanaka suburban line, planned terminus |
| Metro | None. Nearest planned: Yelahanka |

One Place, Three Spellings, Two PINs
Search for property here and you’ll hit three spellings. Rajanukunte is the common one in listings. Rajankunte shows up in some listings and addresses. Rajanakunte is the one the rail project uses. They’re the same place.
The PIN is murkier. Birdsong’s RERA certificate gives 560064. Sobha’s page and brochure give 562157 for the same project. We can’t tell you which is right, and you shouldn’t care much, except for one reason: a PIN that doesn’t match your other papers can cause confusion later. Ask the seller to match it to the khata and the RERA record.
The same goes for the address. A layout “in Rajanukunte” may legally sit in Sadenahalli or another village. The village name on the survey record is the one that matters.
The Suburban Rail Line
This is the big one. Rajanukunte is the planned northern end of the Kanaka line, corridor 4 of the Bengaluru Suburban Rail project. It runs from Heelalige in the south, through Marathahalli, Benniganahalli, Thanisandra and Yelahanka railway station, up to Rajanakunte.
Wikipedia’s Bengaluru Suburban Railway article gives the details: 47.7 km, 23 stations, contract to Larsen & Toubro in August 2023, pre-construction work from 2024.
Now the problem. The dates don’t agree. The Kanaka line article says the line is planned to open by March 2027. The suburban rail article gives the same March 2027 deadline, then adds that, as of 2026, opening dates have been pushed to 2030. The two articles don’t even agree on length: 35 km in one, 47.7 km in the other.
We won’t pick one. Any seller who quotes you a firm Rajanukunte station opening date is guessing. Treat the rail line as a likely long-term plus, not something to pay a premium for today.
Roads, Metro and the Airport
Roads first. Doddaballapur Road is the spine. Chartered Housing says Birdsong is “15 minutes from Yelahanka and the Airport Road”, and elsewhere “15 minutes from the Yelahanka–Doddaballapur Highway”. Those are Chartered’s claims, and they don’t quite match each other. Drive it at 9 am on a weekday before you believe either.
There’s no metro in Rajanukunte, and none planned that we could find. The closest is the Blue Line’s Yelahanka station, which Wikipedia says is slated to open around June 2027. It sits on the Hebbal to Bagalur Cross stretch, heading for the airport.
The airport is the other draw. Kempegowda International Airport is about 35 km north of the city near Devanahalli, and handled 44.47 million passengers in FY2025-26. It’s why north Bangalore keeps getting new layouts.
Sobha’s brochure calls the Peripheral Ring Road “underway”. Wikipedia calls it proposed, with a first phase of about 73 km round the east and north. Don’t price it in.
What’s Being Built in Rajanukunte
Most of the new supply around Rajanukunte is plotted layouts, not apartments. The main one on the market now is Chartered Birdsong.
| Project | Type | Key facts |
|---|---|---|
| Chartered Birdsong (Sobha and Chartered Housing) | Villa plots | 265 plots on 18 acres 38 guntas at Sadenahalli. RERA completion 31 Dec 2028. From ₹1.2 Cr per Sobha |
| Prestige Marigold Phase 2 | Villa plots | Bettenahalli, Yelahanka. 30×40 to 50×80 plots, from ₹1.02 Cr. Possession Dec 2027 |
| Chartered’s earlier layouts | Plots | Woodpecker, Fireflies and Windsong 1 & 2 appear on Birdsong’s location map |
Birdsong’s plots run from 30×40 to 40×60, plus 91 odd-shaped sites. Our page on the Chartered Birdsong master plan breaks down every size.
For a wider view of the area, see new projects in Yelahanka, which covers the RERA approvals in the taluk.

What a Plot in Rajanukunte Costs in Tax
Land is outside GST, so a plot avoids the 5% GST you’d pay on an under-construction flat. Rajanukunte’s villages are outside the old BBMP limits, so the stamp duty surcharge is 3%, not 2%.
| Charge | Rate | Per ₹1 Cr |
|---|---|---|
| Stamp duty | 5% | ₹5,00,000 |
| Cess | 10% of duty | ₹50,000 |
| Surcharge | 3% of duty | ₹15,000 |
| Registration | 2% | ₹2,00,000 |
| Total | 7.65% | ₹7,65,000 |
On Birdsong’s ₹1.2 Cr starting price, that’s ₹9.18 lakh in charges. Development, clubhouse and maintenance charges can carry GST if they’re billed separately. Get them in writing, line by line. Our post on plot buying costs in Karnataka has the full working.
What Works Against Rajanukunte
It’s a long way from the big job hubs. Rajanukunte faces Doddaballapura, not Whitefield or the Outer Ring Road. If you’ll commute to south or east Bangalore every day, test it before you buy.
The rail line keeps slipping. March 2027 or 2030, depending on which page you read.
A plot isn’t a home. You’ll still have to design, approve and build. A plot also earns no rent while it sits empty. Our comparison of villa plots vs apartments covers the trade-off.
Paperwork needs care. Birdsong’s RERA certificate describes a “draft residential layout plan”. Ask for the final approved layout, and check it with our guide to verifying plot approvals in Bangalore.
Daily life is thin. Sobha’s brochure says the area is surrounded by top schools and multi-speciality hospitals, but it doesn’t name them. Ask for names, then drive to them. Until more owners build and move in, a new layout can feel empty.
Who Rajanukunte Suits
It suits buyers who want land in north Bangalore, can wait several years, and won’t need to sell in a hurry. It also suits people who work near Yelahanka, the airport or the industrial belt towards Doddaballapura.
It doesn’t suit someone who wants to move in next year, or who needs rental income now. If that’s you, look at a ready flat in Yelahanka instead. Our Yelahanka area guide is the place to start.
