Triplex villa vs duplex villa comes down to one question: how much of your day do you want to spend on the stairs? A duplex villa spreads the home over two floors. A triplex villa stacks it over three, on a smaller plot. Many new gated villa projects around Bengaluru are built as ground plus two floors, so this guide explains what you gain and give up, using real G+2 floor plans from one project, and lists the checks that matter before you pick a plot.
Key takeaways
- A duplex villa has two floors (ground + 1). A triplex villa has three (ground + 2), and sometimes a basement too
- For the same built-up area, a triplex needs roughly a third less floor footprint, so it fits on a smaller and cheaper plot
- The cost of that saving is stairs: a top-floor bedroom in a triplex is two flights up
- A lift fixes most of the stairs problem, but not every triplex plan has one. Check the drawing, not the brochure text
- Put one bedroom with a toilet on the ground floor in either type, and ask what the top floor is actually for

Triplex Villa vs Duplex Villa: The Short Answer
Pick a duplex if you want everyone on two levels and can afford the bigger plot that takes.
Pick a triplex villa if you’d rather spend less on land and don’t mind stairs, or the plan has a lift.
That’s the whole triplex villa vs duplex villa trade. Everything else — price, privacy, garden size, resale — follows from the fact that a triplex puts the same rooms on a smaller piece of ground.
What Duplex and Triplex Mean in a Bengaluru Villa
In Indian property listings, “duplex” means a home on two floors joined by an internal staircase. In a villa, that’s ground plus one, written G+1.
A triplex villa has three floors, ground plus two, written G+2. Some builders add a basement for parking and storage and still call it a triplex. NVT Oikos in Whitefield is one: basement, ground and two floors, with a private lift.
So read the floor count, not the label. “Triplex” on a brochure can mean three floors or four.
Watch the word “G+2” on terraces. On many triplex plans the second floor is only part-built. The rest is open terrace. That’s still a triplex, but the third level may hold one room, not three.
Plot Size and Footprint: Why Triplexes Took Over
Land is the expensive part of a villa. A triplex villa lets a builder sell more built-up area on less land, and it lets you buy a 4 BHK without paying for a large plot.
Here’s the arithmetic. Take a home of about 3,450 sq ft built-up. As a duplex, that’s around 1,725 sq ft a floor. As a triplex, it’s around 1,150 sq ft a floor, about a third less, before you allow for the stairs repeating on each level.
A smaller footprint means a narrower, cheaper plot. It also means more of the plot can stay open as a garden, or the builder can fit more villas on the site.
The NVT Under the Open Sky villas show the pattern. Every type is on a 32 ft-wide plot, and every one is G+2:
| Villa type | Plot | Land area | Built-up area | Built-up ÷ land |
|---|---|---|---|---|
| Celeste | 32′ × 57′ | 1,824 sq ft | 3,446 sq ft | 1.89 |
| Breeze | 32′ × 67′ | 2,144 sq ft | 3,930 sq ft | 1.83 |
| Aurora | 32′ × 73′ | 2,336 sq ft | 4,240 sq ft | 1.82 |
Each triplex villa there carries nearly twice its plot area in built-up space. A duplex of the same size would need either a much bigger plot or almost no garden.
That’s also why a triplex can look cheaper per sq ft of built-up area while costing more per sq ft of land. Our guide to carpet area vs built-up area shows how to convert each rate before you compare.
A Real Triplex Villa, Floor by Floor
NVT’s brochure for Under the Open Sky has plans for three G+2 types. They’re useful because they show three different answers to the same question: what goes on the top floor?
What all three share
Each triplex villa there has a two-car carport, a double-height living room and a bedroom with a toilet on the ground floor. That ground-floor bedroom is the single most useful room in any triplex. It’s where a parent, a guest or you after a knee operation can live without climbing.
Aurora: 4,240 sq ft
Bedroom 1 on the ground floor, two bedrooms and a family room on the first, and a bedroom, media room and a 27 ft × 10 ft terrace on the second. The plans show a lift on every floor, plus a servant room with a toilet.
Breeze: 3,930 sq ft
Bedroom 1 on the ground floor and three bedrooms on the first. The second floor has a media room, a laundry and two open terraces. The Breeze plans show no lift, so every bedroom upstairs is reached by the stairs.
Celeste: 3,446 sq ft
Bedroom 1 on the ground floor, two on the first and a fourth on the second, with two terraces. The plans show a lift. There’s no media room and only a servant toilet, not a servant room.
What this tells you. “4 BHK triplex” covers very different homes. In Breeze, the top floor is for leisure and laundry. In Celeste, someone sleeps up there. That matters a great deal if the person on the top floor is over 60.
Triplex Villa Stairs, Lifts and Ageing in Place
This is the honest downside of a triplex villa. If the master bedroom is on the second floor, you’ll climb two flights to bed every night, and two more for every forgotten phone charger.
At 35 that’s exercise. At 70, or with a toddler on your hip, it’s the reason families end up sleeping on the ground floor and using the top floor as storage.
A duplex halves the problem compared with a triplex villa. The furthest bedroom is one flight up.
Does a lift solve it?
Mostly. A private lift makes a triplex villa work for older parents and for moving furniture. But check three things. Is the lift installed and in the price, or is the plan only showing a shaft? Will it run on backup power during a cut? And what does the annual maintenance contract cost?
On the Under the Open Sky plans, the Aurora and Celeste shafts measure 4 ft 11 in × 5 ft 1 in. That’s a compact home lift shaft, so ask NVT for the cabin size and load rating. Our guide to the home lift for a villa covers lift types, costs and safety checks.
Don’t trust the brochure text. A project can say “lift” in its feature list while one of its villa types has none. At Under the Open Sky, the Breeze plans show no lift. Always check the drawing for your exact villa type.
Cost, Maintenance and Resale
Purchase price
For the same built-up area, a triplex villa usually costs less than a duplex, because you’re buying less land. Channel partners quote about ₹5.11 Cr for the 3,446 sq ft Celeste at Under the Open Sky. That’s roughly ₹14,800 per sq ft of built-up area, but about ₹28,000 per sq ft of land.
Compare land rates as well as built-up rates. A cheap built-up rate on a triplex villa can hide an expensive plot.
Running costs
A triplex villa has more roof terrace, more stairs to clean and often a lift to service. Terraces need good waterproofing: NVT, for one, specifies six stages. Ask what the warranty covers and for how long.
A duplex has a bigger roof over a bigger footprint, so it isn’t free of leaks either. But it rarely needs a lift.
Resale
There’s no published data comparing resale times for duplex and triplex villas in Bengaluru, so be wary of anyone who quotes one. What we can say is practical: a triplex villa with a lift and a ground-floor bedroom appeals to more buyers than one without. And facing matters as much as floors to many buyers here; our guide to east-facing vs west-facing villas explains why.
Triplex Villa vs Duplex Villa: Side by Side
| Factor | Duplex (G+1) | Triplex (G+2) |
|---|---|---|
| Floors | Two | Three, sometimes plus basement |
| Plot needed for ~3,450 sq ft | Larger: ~1,725 sq ft a floor | Smaller: ~1,150 sq ft a floor |
| Land cost | Higher | Lower |
| Stairs to top bedroom | One flight | Two flights |
| Lift | Rarely needed | Strongly advised; check the plan |
| Garden | Smaller for the same plot | Larger share of plot left open |
| Terraces | One roof | Often two, with views |
| Privacy between floors | Less | More: top floor can be its own zone |
The footprint figures are our arithmetic for a home of about 3,450 sq ft, ignoring stairs and walls.
Who Each One Suits
A triplex villa works if
You want a 4 BHK in a gated community and the budget doesn’t stretch to a large plot. You like zones: kids on one floor, parents on another, a media room or office at the top. Or the plan has a lift and a ground-floor bedroom.
A duplex works if
Someone in the family can’t manage stairs, now or in ten years, and you don’t want to depend on a lift. Or you want the whole household within one flight of the kitchen.

Checks Before You Book a Triplex Villa
- Count the floors on the drawing, including any basement.
- Find the lift on the plan for your villa type, and ask whether it’s installed or only a shaft.
- Check the ground-floor bedroom has its own toilet.
- Ask what’s on the top floor: a bedroom, a media room or mostly terrace.
- Get the RERA carpet area, since stairs and a lift shaft on every level eat floor space.
- Ask about terrace waterproofing and the warranty period.
- Walk the stairs in a finished villa by the same builder before you decide.
FAQs on Triplex Villa vs Duplex Villa
What is the difference between a triplex villa and a duplex villa?
A duplex villa has two floors, ground plus one. A triplex villa has three, ground plus two, and some include a basement as well. A triplex fits the same built-up area on a smaller plot.
What does duplex villa mean?
In Indian listings, a duplex is a home on two floors joined by an internal staircase. In a villa, that’s written G+1.
Is a triplex villa cheaper than a duplex?
For the same built-up area it usually is, because it needs less land. Compare the price per sq ft of land as well as built-up area before you decide.
Does every triplex villa have a lift?
No. At NVT Under the Open Sky, the Aurora and Celeste plans show a lift and the Breeze plans don’t. Check the drawing for your villa type, and ask whether the lift is installed or only a shaft.
Is a triplex villa good for senior citizens?
Only with a lift or a ground-floor bedroom with its own toilet. Without either, two flights to the top floor are hard work every day.
What is G+2 in a villa?
Ground plus two floors: a triplex. Part of the second floor is often open terrace, so it may hold only one or two rooms.
