What Is Actually Known About Arvind Sylva?

Arvind publishes four facts about Sylva: 4.7 acres, Sarjapur Road, from ₹2.20 Cr, and one RERA number. Everything else you will read about this project — tower counts, floor plates, a 2030 handover — comes from somewhere other than Arvind.

Key takeaways

  • Official: 4.7 acres, Sarjapur Road, from ₹2.20 Cr, 3 and 4 BHK, status Ongoing
  • Official RERA: PRM/KA/RERA/1251/446/PR/090726/008800, filed 9 July 2026
  • Not published: unit count, towers, floors, areas, 4 BHK price, possession date
  • Third-party sites say 5 acres and ₹1.96 Cr – both contradict Arvind
  • Without an area there is no rate per sq ft to compare against anything

The complete list of what Arvind states

It is short enough to print in full. Arvind SmartSpaces’ own project page gives the name Arvind Sylva, a location of Sarjapur Road, Bengaluru, a land area of 4.7 acres, a status of Ongoing, a starting price of ₹2.20 Cr+, a product description of premium 3 and 4 bedroom residences, and one Karnataka RERA registration: PRM/KA/RERA/1251/446/PR/090726/008800.

On amenities it names a gym, a pool, a yoga deck, a mini forest and a business lounge, and pitches the project around sustainable living.

That is the lot. No unit count. No number of towers. No floor count. No carpet or saleable area for either configuration. No separate price for the 4 BHK. No possession date.

What circulates that we did not publish

Search for this project and you will find a confident-looking specification: four towers of two basements plus ground plus seventeen floors, five acres, a Mullur address opposite the Wipro campus, entry prices of ₹1.96 Cr or ₹2.12 Cr, and an August 2030 possession.

Some of that may well be right. The Mullur location in particular is reported consistently enough to be plausible. But none of it appears on Arvind’s page, and two items contradict it outright: Arvind says 4.7 acres, not 5, and ₹2.20 Cr+, not ₹1.96 Cr.

When a developer and a third party disagree about the developer’s own project, the developer’s figure is the one to work from. And a quoted price below the official one should prompt a question rather than relief — usually it is a stale number from an earlier release, occasionally it is bait.

Why the gaps matter more than they look

Missing marketing detail is not a scandal. Plenty of good projects publish little. But three of these gaps have practical consequences you should understand before you book.

No area means no rate. You cannot divide ₹2.20 Cr by anything, so you cannot tell whether this project is well priced against the one two kilometres down the road. That is the single most useful comparison in real estate and it is currently unavailable to you.

No unit count means no density, no parking ratio and no amenity ratio. You cannot work out how many households will share the pool or how long the lift wait will be.

No possession date means no carrying cost calculation. You cannot work out what waiting will cost you, which on a ₹2.2 Cr purchase is usually tens of lakhs.

What you can establish yourself in fifteen minutes

All three gaps close the moment you open the RERA filing, which is public.

The registration carries the sanctioned unit count, the approved plan, the land extent as filed, and — critically — the declared completion date. It also lists the promoter’s other registered projects, which lets you check how those are progressing.

So the project is not actually opaque. It is opaque on the marketing page, which is a different thing and a much smaller problem. Our walkthrough on how to read a RERA filing covers what to look for. Do that before your site visit rather than after, so you arrive knowing more than the brochure tells you.

One caution on the land area. Arvind says 4.7 acres; third-party listings say 5. The extent recorded in the filing is the one that was sanctioned, and if it differs from both, that is worth raising. Sometimes a project is registered in parts and a later phase adds land, which would explain a gap innocently — but you want the explanation rather than the guess.

The questions that close the rest of the gaps

What is the RERA carpet area of this specific unit? Not the configuration — the unit number. Carpet area is legally defined; super built-up is not.

What is the saleable area, and what is the loading between the two? Bengaluru loading commonly runs 25 to 30%. Above that, ask why.

What does the 4 BHK cost? Arvind publishes a project starting price only.

Which survey number is the project on? Sarjapur Road is long and position along it changes value materially.

How many homes in total, and how many car parks per home?

A sales team that answers all five in writing is doing its job. One that will not give you a carpet area for a named unit is telling you something, and you should listen to it.

Our honest read

Sylva is not a project to avoid. It is a project to buy with documents rather than brochures.

Arvind SmartSpaces is listed, so its finances and project disclosures are public, and it has several other Bengaluru sites you can go and look at. The corridor has genuine employment behind it. A registration filed in July 2026 means you are entering early, which historically is the cheaper point of entry on this road.

What you should not do is commit on the strength of a specification sheet assembled from aggregator listings. Get the carpet area, the declared completion date and the survey number in writing. If they stand up against three comparable registered projects within two kilometres, it is a reasonable buy. If the sales team will not produce them, that reluctance is your answer and it costs you nothing to walk away.

Common questions

What is Arvind Sylva?

A residential project on Sarjapur Road from Arvind SmartSpaces, on 4.7 acres, selling premium 3 and 4 bedroom homes from Rs 2.20 Cr. Arvind lists the status as Ongoing under RERA PRM/KA/RERA/1251/446/PR/090726/008800, filed 9 July 2026.

How many flats are there in Arvind Sylva?

Arvind does not publish a unit count, tower count or floor count. The sanctioned unit count is in the RERA filing, which is public and takes a few minutes to look up.

Is Arvind Sylva 4.7 acres or 5 acres?

Arvind’s own page says 4.7 acres. Third-party sites say 5. Where a developer and an aggregator disagree about the developer’s own project, use the developer’s figure.

What is the price of Arvind Sylva?

Arvind publishes a starting price of Rs 2.20 Cr+ and no separate 4 BHK price. Figures of Rs 1.96 Cr and Rs 2.12 Cr circulate on third-party sites and contradict the developer’s page.

When is possession at Arvind Sylva?

Arvind publishes no possession date. Some sites report August 2030, which we could not confirm. The date with legal force is the completion date declared in the RERA filing.

Where exactly is Arvind Sylva?

Arvind states Sarjapur Road, Bengaluru. Third-party listings place it at Mullur opposite the Wipro campus, which we could not confirm with the developer. Ask for the survey number, because position along Sarjapur Road materially affects value.
