Study and Servant Room: What Those Extra 400 Sq Ft Really Cost

At Embassy Astra the step from a 3 BHK to a “3 BHK plus study plus servant room” adds roughly 400 sq ft. At this project’s rates that is a substantial sum for two small rooms. Add-on rooms are charged like every other square foot, and whether they are worth it is a question most buyers never actually ask.

Key takeaways

  • A study and a servant room are charged at the same rate as the rest of the apartment.
  • The step between configurations is often 350 to 450 sq ft — real money.
  • A servant room affects your maintenance bill too, permanently.
  • Ask whether the room has ventilation, a window and its own bathroom. Many do not.
  • A study is easier to repurpose than a servant room, which makes it the more flexible add-on.

What you are actually buying

An add-on room is not a free upgrade attached to a better apartment. It is floor area, priced per square foot like every other part of the home.

When a developer offers a 2,050 sq ft 3 BHK and a 2,450 sq ft 3 BHK plus study plus servant, the 400 sq ft difference is what you are paying for. At premium Bengaluru rates that runs comfortably into tens of lakhs.

It is worth translating that into what else the money buys. Four hundred square feet of purchase price at this level is a substantial interior budget, or a meaningful reduction in your loan.

None of which means the rooms are bad value. It means they are a purchase decision rather than a bonus, and should be evaluated as one.

The question to ask yourself is direct: would you pay that sum, separately and explicitly, for those two rooms? If the answer is no, the base configuration is the better buy.

The servant room specifics nobody checks

Servant rooms vary enormously in quality and the differences matter a great deal in use.

Check Why it matters
External window Many servant rooms are internal with only mechanical ventilation
Attached bathroom Without one, the room is far less usable for live-in staff
Separate entry Determines whether the space can function independently
Actual dimensions Some are genuinely small; ask for the floor plan measurement
Position in the plan Off the kitchen or utility is common; off the living area is not ideal

Ask for the dimensioned floor plan rather than the marketing layout. A room shown as furnished in a render can be considerably smaller than it appears.

If the room has no window and no attached bathroom, be honest with yourself about what it will actually become. In most homes, that is storage.

Which add-on is the better buy

Between a study and a servant room, the study is usually the more flexible purchase and it is worth understanding why.

A study is typically a proper room within the main envelope, with a window, reachable from the living area. That means it can be a home office, a guest room, a child’s study, or a fourth bedroom later. Its use changes as your household does.

A servant room is usually positioned and specified for one purpose. Without a window or an attached bathroom it is hard to repurpose, and its position off the utility area limits what else it can be.

Since 2020, home-office demand has made studies considerably more valuable in resale terms too. A buyer looking at two otherwise identical apartments will pay for a room they can work in.

So if you are choosing between configurations, a plus-study option generally carries better value per square foot than a plus-servant one, and holds it better.

The exception is straightforward: if you genuinely will have live-in help, a proper servant room with a window and bathroom is worth exactly what it costs.

The maintenance consequence

This is the part that keeps costing you after the purchase, and it is easy to forget at booking.

Maintenance is charged per square foot per month on super built-up area. So an extra 400 sq ft carries an extra maintenance charge every month, for as long as you own the apartment.

Run it across a decade. At any realistic rate, the maintenance alone on 400 sq ft over ten years is a meaningful figure, and it rises over time as rates do.

Add property tax, which is also area-linked, and the ongoing cost of the add-on rooms is more than people assume.

Our guide to CAM, corpus and sinking fund shows how to get the projected rate before booking so you can do this sum properly.

Do the arithmetic once, at booking. It is the only point at which the decision is still free.

How to decide, in five questions

Five questions, answerable in one visit, and they settle it.

  1. What is the exact area difference between the configurations, and the price difference?
  2. What is that difference per square foot — is the add-on priced at the same rate or higher?
  3. Does the servant room have a window and an attached bathroom? Get the dimensioned plan.
  4. What is the monthly maintenance on the extra area, and what is that over ten years?
  5. Will you genuinely use both rooms within the next three years?

If question five is a no on the servant room, take the plus-study configuration where one exists, or the base plan where it does not.

One final note on resale. In the premium segment, a study is an asset and a windowless servant room is close to neutral. Buyers pay for rooms they can see themselves using, which is a reasonable test for you to apply now.

And if you do want the extra area but not the layout on offer, ask whether the wall between the study and an adjacent room is a partition or structural. Where it is a partition, the two spaces can often be combined later.

That question is answered on the structural drawing and it costs nothing to ask. It occasionally turns a configuration you were unsure about into the obvious choice.

Common questions

Do you pay extra for a servant room in an apartment?

Yes. A servant room is floor area charged at the same rate per square foot as the rest of the apartment. Where a configuration adds a study and servant room for around 400 extra square feet, that difference is what you are paying for.

Is a servant room worth it in a Bangalore apartment?

It is worth it if you will genuinely have live-in help and the room has a window and an attached bathroom. Without those, it usually becomes storage, and a plus-study configuration is generally the better value per square foot.

Does a servant room increase maintenance charges?

Yes. Maintenance is charged per square foot per month on super built-up area, so the extra area carries an extra monthly charge for as long as you own the home. Property tax is area-linked too.

Is a study room better than a servant room?

Usually, because a study sits within the main envelope with a window and can be repurposed as an office, guest room or extra bedroom. A windowless servant room off the utility area is much harder to repurpose and holds less resale value.

What should I check about a servant room before buying?

Whether it has an external window, an attached bathroom and a separate entry, its actual dimensions from the dimensioned floor plan rather than the render, and where it sits in the layout relative to the kitchen and living areas.
