village, reached off Dinnepalya Road. Sixteen towers hold the 2,008 apartments that make up Godrej Vanantara. Godrej has put a
1,02,600 sq ft clubhouse into the RERA registration itself, which matters more than it sounds.
A clubhouse named in the registration is a committed deliverable. A clubhouse named only in a
brochure is a number that can quietly shrink between launch and handover, and often does.

The unit mix is wide. A 1,250 sq ft 2 BHK and a 2,900 sq ft 4.5 BHK are very different
purchases for very different households, and a project spanning both tends to end up with a
mixed resident profile — young couples and first-time buyers in one tower, larger
families in another. Some buyers actively want that mix. Others find it makes the community
harder to read. Go and see who is buying before you decide which camp you’re in.

Density at Godrej Vanantara Bangalore is worth doing the arithmetic on. 2,008 homes across 36.13 acres is about 56 per
acre. That’s a busy community by any measure, and considerably denser than the low-rise
projects further south along the same road. It isn’t a flaw — high-rise density is what
funds a clubhouse this size — but it does mean lifts, parking ramps and the main gate
will be shared with a lot of people at 9am.

What Godrej hasn’t published for Godrej Vanantara is the floor count per tower. Channel-partner sites state
3B+G+32 with some confidence, but that figure appears nowhere in the RERA announcement and
nowhere on Godrej’s own site, so it isn’t repeated here. Ask for the sanctioned plan and read
the floor count off that document rather than off a microsite. It’s the sort of detail that
determines whether you’re on floor 4 or floor 30, and it changes both the price and the
experience of living there.

  • You’re buying Godrej Vanantara for 2031 and beyond, not for a move-in date. The timeline is the single
    biggest filter on this project, and everything else is secondary to it.
  • You work in Electronic City or along the southern corridor and want to be ahead of the
    Pink Line rather than chasing it after prices have already moved.
  • You want a large-parcel development. At 36.13 acres this is a township, and the clubhouse
    is registered at 1,02,600 sq ft rather than merely advertised.
  • You value a listed developer with audited accounts over a slightly cheaper per-square-foot
    number from a builder you can’t look up.
  • You’re comfortable buying early in a launch, when the price is lowest and the risk is
    highest. That trade is real and it cuts both ways.

Think twice if

exchanges. That means quarterly disclosure, audited accounts, and a board answering to
institutional shareholders who ask awkward questions. For a project handing over in 2031, that
governance is worth more than any amenity on the list. You can pull the filings yourself
rather than taking a sales pitch on trust.

What’s specifically relevant to Godrej Vanantara Bangalore is that Godrej already
builds across this city — Whitefield, Hoodi, Electronic City, Devanahalli. South
Bengaluru execution isn’t a first attempt in an unfamiliar market. That doesn’t guarantee this
project runs to schedule, and no developer’s record does. It does mean there’s a local track
record you can go and inspect in person, talk to residents about, and judge for yourself. That
is the only kind of track record worth anything.

We’d add one caution. Group heritage and project delivery are different things, and a
brand founded in 1897 tells you nothing about whether tower nine finishes on time. Judge
Godrej Vanantara on its RERA filings and on completed Bengaluru projects you can walk
through, not on the logo.

Only one Godrej Vanantara price is officially published. Godrej’s own project page quotes
₹1.49 Cr as the starting price, and that maps to the 1,250 sq ft 2 BHK. The larger
configurations have no published price at the time of writing, so none is printed here. A
made-up number in a price table is worse than a blank space, and you’d have no way of knowing
which was which.

For context on the Godrej Vanantara price: at about ₹11,900 per sq ft you’re
buying above the prevailing Bannerghatta Road average, which public rate trackers put nearer
₹9,000–9,500 per sq ft for the corridor as a whole. Part of that gap is the Godrej
brand. Part of it is that a 36-acre parcel with a six-figure-square-foot clubhouse simply
costs more to build than a two-acre standalone tower. Whether the gap is worth paying is a
judgement only you can make, but you should at least make it knowingly.

On the Godrej Vanantara price of ₹1.49 Cr that’s ₹18.77 lakh — about 12.6% — on top of the sticker price, and
no bank funds any of it. It comes out of your pocket alongside the down payment. It’s the
single most common thing buyers underestimate, and on a five-year build it’s money you part
with in year one for a home you occupy in year six. Run that through your own cash flow before
you commit, not after.

The running cost, which nobody quotes you

The Godrej Vanantara clubhouse, at 1,02,600 sq ft, is a genuine draw and a genuine liability in the same breath.
Somebody pays to run it — the pumps, the pool chemicals, the staff, the power — and
after handover that somebody is the owners’ association. Bigger clubhouse, bigger monthly
outgo. Ask for the projected maintenance rate per sq ft per month and multiply it out over ten
years before you fall in love with the amenity list.

Budget separately for khata, legal and documentation charges, plus BESCOM and BWSSB
deposits. There’s usually a one-time club membership or corpus charge as well, quoted apart
from maintenance and easy to miss in the excitement of booking.

No payment schedule is published for this project, so none is reproduced here. Floor-rise,
preferred-location and car-parking charges haven’t been disclosed either, and on a 16-tower
high-rise, floor-rise alone can move the final number by several lakh between a low floor and
a high one. Ask us for the current charge sheet and we’ll send it exactly as the developer

Amenities

The registered Godrej Vanantara clubhouse is 1,02,600 sq ft, and that’s the one amenity figure Godrej has
committed to in writing through the RERA filing. The individual facility list — how many
pools, which sports courts, what goes on which floor of the clubhouse — hasn’t been
published in full yet.

So this section is deliberately short. We’d rather leave it thin than pad it with a generic
grid of twenty-four icons that may not match what actually gets built five years from now.
Every project brochure in this city promises a yoga deck and an amphitheatre; far fewer deliver

Location Advantages

Godrej Vanantara Bannerghatta Road is in Hommadevanahalli, off Dinnepalya Road, on the Bannerghatta Road side of
south Bengaluru. The corridor’s case rests on three things: the Namma Metro Pink Line
terminating at Kalena Agrahara, the Electronic City job belt to the south-east, and the IIM
Bangalore and hospital cluster further up Bannerghatta Road. Together they’re a reasonable
foundation for a residential corridor. Individually, each has a caveat.

The metro is the one that needs care. The Pink Line’s raised stretch from Kalena Agrahara
to Tavarekere is physically built, but as of late August 2026 it isn’t carrying passengers.
Its CMRS safety inspection concluded on 14 August 2026 without clearance, held up on a
signalling certificate. Opening is expected within weeks, and it will genuinely change this
corridor when it happens. It just hasn’t happened yet. Anyone selling you
Godrej Vanantara Bannerghatta Road on the strength of a working metro is describing the
future as though it were the present, and you should push back when they do.

Bannerghatta Road itself is the other half of the case for Godrej Vanantara Bangalore of the picture, and it’s a mixed one. The stretch
carries heavy traffic and has done for years. Widening and the metro construction have made it
worse in the short term, on the promise of making it better later. If you drive this road at
9am today, do it before you buy, not after — and do it on a weekday, not a Sunday
afternoon when it flatters itself.

the ground, and no confirmed site coordinates are published for this project yet, so treat
them as indicative rather than exact. Drive times on Bannerghatta Road vary enormously by
